Our Services:

- Property Assessment: We are responsible for discovering, identifying, classifying, and assessing all real and personal property within Cape Girardeau County. Our goal is to determine a fair market value for properties, as of the tax date, to ensure equitable taxation.

- Business Personal Property: If you are a business owner, you are required by the State of Missouri to file a business personal property return with our office. If you have not previously filed, please contact us at assessor@capecounty.us or call 573-243-2468 to receive a form.

- Online Services: We offer a comprehensive online portal for personal property filing and property searches. - Depreciation and Valuation: Our office uses the IRS Modified Accelerated Cost Recovery System (MACRS) to determine the assessed valuation of depreciable tangible personal property. It is important to report all equipment with a baseline value, as equipment is never fully depreciated for ad valorem tax purposes.

Important Information:

- Personal property returns are due by March 1. Failure to file can result in penalties as per Missouri state law.

- For properties outside the city limits of Cape Girardeau and Jackson, new address requests can be processed through our office. For properties within city limits, please contact the respective city planning office.
