"I lived here for 2 years and this is one of the best places I've rented from HANDS DOWN. If I ever had an issue , it was ALWAYS resolved in a timely manner. I really enjoy the ladies in the office, VERY PROFESSIONAL, Cheyenne was always there to answer any questions I had. My rent NEVER went ridiculously high like other complex I've lived in. "This company employs a predatory towing company to aggressively patrol a lot which always has ample parking. KJ's towing is an obvious racket. Read their reviews on the BBB website to find stories of mothers, children, and the elderly being left stranded for hours and made to pay hundreds in cash to retrieve vehicles ransomed over weekends when their offices are unstaffed and they add $50 a day to hold your car. You are not safe renting from Christopherson, a company that would make their tenants vulnerable to a company that can legally extort hundreds of dollars for expired tabs. Your neighbors will scream at all hours, the hallways stink of garbage and piss, the vacuum in the hall is always running, and your car will be stolen and ransomed the first chance KJ's gets. Save your money and sanity."
"I've lived here and have gotten amazing services always. The office staff are always warm and inviting greeting you with a smile as you enter the office. The staff are very knowledgeable and always willing to help. An example that may seem very insignificant to someone else, but offering to make a copy of a $10 dollar money order for me to keep for my records .... priceless!!! Great staff... That's all I can say... Simply Amazing!!!"
"They flagged my review: reposting. ChrisProp acquired 6320 Lyndale Ave S from Kleinman Realty at the end of 2018. The level of service and care immediately dropped off a cliff despite the rent also immediately increasing, in no small part due to the lack of live-in building manager, the value of which can not be understated. I was sad to see our old building manager, Alex, leave. He genuinely cared about the state of the property and people living in it. Jen, the new property manager who supposedly resided in an office across the street from 9-5, did not care, and this was immediately obvious. Despite removing signs indicating parking spots designated for the building manager only, they issued no new parking policy. The designated spots left enough for one spot per unit, which was Kleinman's fair policy and strictly enforced. The lack of policy predictably led to abuse, including many instances of multiple cars parked in the fire lane overnight. Whenever anyone called about this, they were told, "We're working on a policy." As of 12/2020, the most they had was a promise to give anyone who stops by the leasing office a parking permit sticker, a promise delineated in a letter which I still have, along with an extra parking permit attached. How hard is it to number the spots? Repair service was prompt, but from my experience, cheap. Our kitchen ceiling was repainted with all the care of a child fingerpainting, leading to several pans of ours becoming unusable and splattering the wood finish cabinetry. We did not have a new rental agreement until I believe July of 2019, during which we all had exactly two dates, limited hours and short notice to show up to their rental office to sign said agreement, facing eviction if we didn't. When we rightfully raised objection to the language in the agreement regarding portable dishwashers as we were allowed to and still had one from being under Kleinman, we were told we would not be held to that, but she could not alter the contract- something that is demonstrably allowed under contract law as long as all signing parties agree to the change. On the subject of their rental agreement and the law, there is a provision in there that is in direct contradiction with MN tenant law, specifically MN statute 504B.211 regarding entry by landlord. That statute requires the landlord to give reasonable notice, generally considered to be 24 hours, before entering a unit. The agreement says that ChrisProp may enter at "any reasonable time," a direct contradiction of the statute. When I brought this to their attention after getting short notice and asking for 24 hours, I got a snippy response. Not a great look. On our final walkthrough, we were told that our $400 deposit should cover the additional cleaning needed- kitchen, windows, fans- that we missed. That it should only be a "little more" if it doesn't. A statement I now wish I had in writing, as they flat out denied ever saying it when I called to dispute the extra $235.31 they charged us over the deposit. Given that during the walk through every item was noted and catalogued, this leaves 2 options for what occurred, equally likely in my eyes due to my dealings with ChrisProp, neither flattering: 1. They had no idea what they charged for cleaning. 2. They weren't being honest. Had we known that it would be that much, we might have cleaned more. Since none of this was in writing, though, there's not much we can do- a fact I'm sure ChrisProp banks on when crafting policy. If you're still on the fence, call the "home" phone here- unless Will is now Allan Haag, this is fraud."
"I lived here for two years and loved this place. The office was very helpful and considerate, and were always friendly, especially Lindsay! They were available when I’d come pop in to answer any question, but best reached via phone. It was always nice to see them in the hall and say hi, great group of people. The maintenance team was always on top of it, although I didn’t have much repairs while I stayed, just a small leak that was fixed in 2 days. But they were very friendly and honest as well as very time committed. The apartment itself was quiet and kept together very nicely. I watched the cleaning lady be so meticulous that she’d scrub down the walls each time she cleaned!! She did great and kept it smelling fresh and is also a very nice lady! I never saw bugs while living there, although I did see the pest control van parked outside once or twice, so I knew they were keeping on up to date if they saw anything. Overall a great place to live....affordable, clean, friendly environment, and in a VERY convenient location"
