"Sean (Robert) Van Winkle was extremely unprofessional when providing a 3rd party valuation of my primary residence for the removal of PMI. Rescheduled last minute, provided no updates on the appraisal process after the initial visit & the valuation came in 25k below market value. If you're looking for the least amount of money for your home and lack luster customer service look no further. Comparable Values of homes were on half the amount of land without equivalent upgrades. If you're looking for a negligent realtor with sloppy processes and poor customer service look no further. List of upgrades tallying 25k weren't relayed to broker as well as entire side of property wasn't accounted for in appraisal. Very disappointing work."
"My agent literally did nothing I asked , and then after I bought my house she had the nerve to give a shoutout to the selling agent which confirmed everything I knew from the beginning which is They were working together! I would not recommend using this company at all . My agent made my first time home buying experience HELL . And it's crazy cause she would call me so much before it was time for me to buy a house as if she was a great real estate agent and that's what made me even use her ! "I recently purchased a home where the Seller was represented by this company. From my experience, I can say that if you are looking for a pleasant, professional real estate transaction, you would be wise to find any other company for your agent. I have written documentation for all of the examples I discuss below and many more examples that I have not discussed due to not being able to furnish direct documentation. As agreed upon by myself and the Seller, some repairs were made to the house prior to closing. The Seller had a maximum dollar value they would contribute to the repairs and I was responsible for the remainder. The Agent from CBWS simply sent an image of the credit card receipt, without even the repair company’s name on the document. When my agent asked on my behalf to see further proof for which repairs were made on the property and that the company in question made these repairs, the CBWS Agent responded with “Please [redacted], don't make this and [sic] issue. Just tell your Buyer what she owe [sic].” and refused to provide the documentation. At a later time, when the Agent did provide the document, it was obvious that the full invoice of repairs was present in the version the Seller provided to the Agent. The CBWS Agent removed this information before providing it to my agent. After repairs were completed on the home, the Agent from CBWS called into question my intent to purchase the house, despite the contract to purchase still being in force and valid in all clauses. The Agent threatened (on a Saturday morning, obviously outside of normal business hours) to place the house back on the market if I did not communicate my intention to still purchase within 6 hours of the email she sent. At this point, I had every intention to purchase the house and have never communicated that I was considering not purchasing. If the Agent had placed the house back on the market as she was threatening to do, this would have been a breach of contract. During this process, I felt the need to contact a lawyer, specifically to protect myself against a termination of the contract when I had already put forth earnest money and paid for inspections on the property in question. While speaking with the lawyer, I also seriously discussed bringing the Agent from CBWS before the Realtor Ethics Board for her handling of the real estate transaction, both for withholding crucial information and for the aggressive nature of her communications. As per the purchase contract, the Seller provided a home warranty program for the house. The contact information for the home warranty company was not provided at the time of closing. I later received an email from the Agent with the company’s information and a note that “I didn't have to send this e-mail but I did.” I am still (6 months after closing) in courteous contact with my agent and the Seller. The Agent from CBWS was the direct cause of many emergencies for this process. I strongly advise you save yourself the headache and find a different real estate company to represent your interests."
