"This company has a long history of improperly withholding security deposits, but the easiest ways for tenants to get security deposits back are widely unknown (small claims court). While I'm not a lawyer, here are some things you can do to make sure you come out with what you deserve: - Keep a copy of the pre-condition form with pictures - Take pictures the day you move out - If they don't ACTIVELY reach out within 30 days of move-out about getting a security deposit, this is grounds for receiving triple the entire security deposit in small claims court - Make sure any security deposit withholding has itemized receipts for fixing damages, no "cleaning fee," is *signed*, and has pictorial evidence that doesn't conflict with the pre-condition form. Not doing all of these is highly illegal in Massachusetts, and you may file for triple the withheld amount in small claims court. - If any of the above is true, send a 93a demand letter to request the entire security deposit back. This is a prerequisite for getting the deposit back in court, and they are unlikely to return the entire deposit by just asking. As always, consult actual legal experts when needed, but hope this roadmap helps any future tenants who have the misfortune of working with this agency!"
"Slumlords. Lived in one of their properties while in college and they kept a good chunk of the deposit for no good reason. Asked to meet with the property manager and he was late to our meeting because he was taking a cigarette break outside. Lowest IQ people you’ll ever interact with"
"Worst rental ever. I rented their 52 Delle property in 2023 and was shocked by how poorly maintained it was for $4,000 a month. Out side was insanely over grown and filled with garbage. Rats were constantly running around outside. BUT, it gets worse. Our apartment had wholes in the floor that went directly into the unfinished basement. Rats would come up through the floor and into our kitchen on a daily basis. We complained about this OFTEN and they only came in once, filled it with loose fabric, and left. The rats were back in by the next day. Emergency maintenance lines didn't work when building alarm systems would ring throughout the night, and I'm glad nothing serious was happening. Lastly, management docked insane amounts from the security deposits for normal wear and tear (when they never came into to address issues like rats and missing flooring). I would never rent from these scamming, slum lords again."
"Boston Brokerage Group (BBG) is not only a poorly run property management company but also malignantly withholds security deposits. The company fails to maintain adequate records. When we moved in September 2022, our dryer was broken, and BBG was unaware. Once discovered, it took BBG weeks to send over a maintenance member and more than three months to replace its belt—a simple fix. At the end of our lease, BBG attempted to retain 50% of our security deposit. Despite BBG's usual lack of proper record-keeping, their security deposit argument was detailed, supported by notes and pictures. However, they were mistaken on numerous counts. We submitted our pictures and notes, accompanied by a legal notice. In response, we promptly received our full deposit. They folded like a cheap chair without contest. My Advice: - Keep records when you move in. - Be prepared to fight for your security deposit."
"These people suck. They bought our building in the middle of our lease and have sent maintenance over with only two hours notice. They also failed to notify us several times when people were touring and would just have a realtor walk into our unit unexpectedly. They also took a third of our security deposit for normal wear and tear such as chipped paint and scuffed walls, all of which were very small/ minor. They hide under the name Boston Management Group so people can’t find their terrible reviews. Don’t rent from them, I’d rather have a Dorchester street rat as my landlord than these people."
