"I recently worked with Samita as my realtor for a new construction home in Westford. While Samita was involved in facilitating the process, there were certain aspects of the experience that I found challenging: Availability and Site Visits: While initially helping us narrow down our search, Samita's availability became a concern during critical moments. For instance, after selecting a plot, attempts to visit the site were hurried due to her limited time, leaving us with insufficient opportunity to properly evaluate our choice. Limited Assistance with New Construction: The absence of a model home made the process more demanding. Despite our persistence, Samita was dismissive of our request to see a home in progress, leaving us to advocate for ourselves with the seller's agent. The one walkthrough we secured was rushed through in 15 minutes and Samita's premature departure hindered our ability to thoroughly assess the property Lack of Pricing Insight: Pricing and negotiation guidance were lacking. We had to initiate inquiries to receive clarifications about the process and comparables. Our offer price was just estimated by us leveraging information from redfin etc and Samita did little to guide and we ended up placing the offer without being informed about a recent sale of a similar new construction in same neighborhood at 150K lesser, affecting our negotiation strategy. Poor Negotiation Support: Negotiations for upgrades were primarily managed by us, with minimal input from Samita. For instance, requesting an increase in the allowance for quartz countertops required continuous follow-up, indicating a lack of proactive representation. Inadequate Oversight and Feedback Reception: Details like discrepancies in the chosen elevation versus the final product emerged post-construction. Expressing concerns and feedback was met with defensiveness and dismissiveness, creating an atmosphere of discomfort. Absenteeism During Closing: The closing date was set 6 months in advance but process was marred by Samita's absence due to a pre-planned vacation, leaving us to navigate the final steps, inspections, and even coordinating with the lender for potential discounts on title insurance. We had to figure out all closing related steps, documentation and discount details on our own In retrospect, working with a more experienced realtor who specializes in new construction might have provided the guidance, proactive support, and attention to detail we needed. While Samita facilitated some aspects of the process, her responsiveness, involvement, and willingness to address concerns and openness to feedback along the way fell short. For those seeking a smoother journey through the intricate process of new construction, a realtor who values open communication and hands-on assistance might be a more suitable choice."
"Have had a terrible interaction with one of their realtors Mindy W. There was a home on the market in Wakefield ( 2 Fl-) We rushed to pick up our kids and I left work early to go to the Open Houses posted on Zillow, Compass,Redfin and Realtor. When we showed up, Mindy told us it was by Appt only. She wasn’t apologetic and kept insisting it said on the MLS website that it was by appt only. I’m not sure how many lay people are on the MLS site, but the fact that she was not accommodating to buyers willing to buy a 1M+ home left a terrible taste in our mouth. There were other clients who were interested, that also found the open house online and were turned away. We will not be considering Coldwell for any of our real estate needs just due to this persons lack of customer service."

"Warning: Do not hire Wendy Reservitz!!! Wendy Reservitz was my buying agent for a home in Charlestown. My experience with her was absolutely awful. She willfully gave me misinformation about both the home and the document I was signing. Almost everything she did was geared to getting me to close on the deal while knowing as little as possible. I highly recommend you stay away from her."
