"Looks like they haven’t heard of Direct Marketing Association's Mail Preference Service at P.O. Box 643, Carmel, NY 10512. I see a mail item is coming from them. Why? I’ve no interest in their service, never interacted with them. But I have my name and address on the DMA’s MPD list and it’s a very simple task to run a junk mail campaign against that list before filling peoples’ mailboxes with junk they’ve indicated they don’t want."

"They wasted 3 days sending their rep, photographer and home inspector just so they can have their investors offer me 200k below retail. They offered me 100k below what houses half the size of mine are regularly selling for. To top it off they snatched the 3d pictures that were taken just to show me their true colors. Negotiate for the photos before you sign the contract so you can use those later if you happen to list your house or sell to a different investor. Open door and offerpad offered far more and was less of a hassle in terms of having ppl come to your house. Stay away from Sundae and Redfin as they will offer you something ridiculous. Hey I'd like to buy your house for $3 is pretty much what you will hear from them."

"We purchased a home through Sundae and were told multiple times that we would get access to the house at some point in the 3 month escrow period. Keep in mind we had sent in a non-refundable deposit at this time. We asked Sundae about access multiple times and were told that the sellers declined and that the sellers were "COVID crazy". We spoke with our "investment advisor" about this almost weekly. He (Tristan) told us he was talking to the sellers and doing his best to get us in. At some point a few days before funding, we were told about Sundae's policy "not to allow buyers to get access to the house." This policy wasn't communicated to us at any point by our "investment adviser". Turns out that we ended up meeting the sellers after we closed. The sellers told us that they don't believe in Covid. They don't believe in masks and would have had no problem getting us access. They also told us that Sundae never even reached out to them about access. As an active investor and broker in the area, this entire situation was done in BAD FAITH by Sundae. Sundae and their representatives either lied to us or incompetently didn't communicate their policy correctly. Bad faith or incompetence, take your pick. I want neither."
