"DO NOT RENT FROM THESE PEOPLE. I WISHED I LISTENED TO THE REVIEWS. Rented one of their locations (Hudson Commons) between June '23 - June '24. We've been given the run around regarding our security deposit since. They don't answer phone calls, nor emails. This is on top of all the other issues they gave us while staying there at the property. THE WORST people we've ever rented from."

"I had recently moved back to the US from being stationed overseas and selected "The Waverly" location to move into. The apartment manager was very sweet until I moved in. Then she seemed to have fallen into some type of blackhole as she was then unreachable from then on. The management must also be part time magicians as they were so good at hiding everything wrong with the building and apartment I moved into. The management at this complex were abysmal as they never would get back to me despite numerous calls regarding getting my the drain in my bathroom tub and kitchen fixed. I had standing water in my tub and sink the entire year that I lived in this apartment. This caused the roach infested building to explode in my apartment and despite their monthly "pest management" it didn't manage anything. I have lived in holes in the ground cleaner than this apartment building. To wrap things up, I had to continuously call Philip Scott Management to pester them to refund me my security deposit. I am sure they would have kept my entire deposit if I hadn't kept calling. There also has been a slew of "positive" reviews on The Waverly complex following the positing of negative reviews. Such, positive reviews are posted with no insight as to why they are so highly rated. If you are reading this do yourself a favor and don't even call to look at any of their properties as you will regret moving in."

"They need zero stars. This place should be shut down and they shouldn’t be allowed to run another business again that has anything to do with housing. Rats reported in apartment and all around complex multiple times since February upon move in. Every rat issue reported and marked canceled. They are taking advantage of people. Rats carry disease. They won’t fix the problem or let anybody get out of lease early without penalty. They will not pay for any of the items ruined by the rats. It’s not right. If you are a landlord you owe your tenants a safe environment."

"They don't even deserve 1 star to be honest. Lived in one of their apartments in Tampa for a year and just recently moved out in March. They are claiming $950 from our security deposit for a "full paint" when there was nothing wrong with the paint in that apartment. They steal people's deposit and don't answer any phone calls or emails! I will be driving an hour to show up to their building to speak to someone since that seems to be the only way. They are completely unprofessional. Don't see how they even rent their units out if they never answer phone calls. When we first moved in the unit was absolutely disgusting. We spent the entire first day scrubbing everything down. Units full of roaches. No pest control. Decided to raise the rent with no upgrades done to the unit or any changes. Same Old run down apartment with no washer a dryer and wanted to charge an outrageous amount of money. Save your time and go somewhere else because they WILL steal your security deposit when you move out. Edit: I still not have received my security deposit but my partner has and you guys never answer the phone. What’s going on?"
