"*Update* I've lived here for around 3 years. All things considered: the price of the apartments, water/trash was included, the location, local competition, and that it is marketed as a gated community. We have had our ups & downs but things have gotten better. 1) *Sewage/Flooding* Rent a bottom floor at your own risk. I live on the top floor. These apartment complexes are notorious for flooding on rare occasions. Top floor is stellar and my apartment is large for the price. 2) *Management* Staff has managed to be consistent over the course of the last 6-9 months. Stay consistent with them, stay on top of them, and use the system tools. Send emails if need be and keep your receipts. 3) *Maintenance/Service Request* Maintenance does what it can with limited man-power. Tomas is a great help and will respond promptly, if aware of the situation. The biggest problem you'll run into are the contractor availability and being notified of their arrival. This usual stems around bigger issues such as HVAC issues or extensive plumbing issues. It is kind of an issue that even staff may be victims of. 4) *Theft* They're marketed as a gated community yet none of the gates at any entrance function. They've made sure to include in their lease that Vesta Realty IS NOT RESPONSIBLE for any thefts on the property to protect themselves. Recently, I have personally seen management take action to possibly have the gates fixed, time will tell. 5) *Utilities* Fridays the complex is littered with garbage and trash. Maintenance, unfortunately is tasked with cleaning this up. There is only 1 Meter on this property, so your water bill DOES NOT reflect your water usage. I've never had a water bill this high, which makes me think the pool bill is included."

"Very rarely can you get a response via email. There’s hardly ever anyone in the office. No notice of when they will return, they continue to add a renter’s insurance waiver fee on my rent although there is record of my active policy. Horrible horrible communication. Corporate has just left this property to fend for itself or something. I will be adding much more after my lease is up.- DO NOT MOVE HERE. No one returns calls or emails (corporate included) - their portal SUCKS and it’s just a trashy place to live. Cannot wait until my lease is up. I HATE THIS PLACE. Here to add more: my door has been broken for 6+ months. I’ve put in multiple maintenance requests & have been told it’s a carpenters job and their carpenter no longer works for them. Still hard to get someone to answer the phone or return messages (I will say them answering the phone has gotten a LITTLE better, but a lot of the time the person who answers just takes a message for the manager) but the communication still needs work. No longer allowed to do split payments on your balance. When I first moved in, you could. Say the balance was $800 on the first. I could pay $500 and then on the 3rd when I got the rest, I could pay the remaining balance of $300. Now, “full balance must be paid”. Super inconvenient + there’s a $100 late fee on the 4th. I’m just really unhappy here, but stuck at the same time. It sucks. Still do not recommend anyone starting a lease here."

"If you are looking for a great place to live keep looking. It would be a great place if they responded to emergencies in a timely manner. I've had 1 slab leak that made my apt uninhabitable, 4 floods from my laundry room ceiling, 9 sewer back ups in my kitchens with 2 inches of standing water and no plumber for days that destroyed my rugs. I had to do the water extractions myself. No adjustments or concessions or apologies given. Office number is always busy. Air conditioner off 4 days during 100 degree weather. Mice infestation coming out the walls it took 1 year to get a response. They text, email and call you before the rent or utility bill is due, when the bills are due, and after the bills are paid with a disclaimer disregard if paid disregard. Allow tenants to knock on the door and ask for money. Don't respond to noise complaints or weed smoking from neighbors. Allow people to drive at high speeds the wrong way through entrance and exit gates. Trash on the ground and not in the dumpster or all over the property daily. I have pictures but this site won't let me post them. Very aggressive in their speech, tone, and treatment with the tenants. But it is an affordable property if you can endure the disrespect or inhumane treatment. No safety or security and I've had to call OKC police multiple times. I've also had 4 sewer backups in my kitchen sink this year alone. The current one is affecting me and my neighbor now on day 4 with no response and never any compensation. The water to the whole complex was off for 4 days. Oh yes I forgot about my rusted out tub. After 5 years I'm so over it."

"5 years ago these apartments were very nice. As of today, they have outsourced the water bill to a company name conservice out of Utah. The water bill runs upwards of $300. It is split between the entire community, including the office that uses a water hose to fill the pool. No one in the office ever answers the phone. They do not return emails . I found mold in my apartment and instead of fixing it they sent the maintenance man out to paint over it. Save your money. Do not rent here, it is not worth it."

"This is a GREAT location for an apartment! The view is magnificent with the lake and golf course directly across the street! I’ve been here 3 months! The staff is very much on their own time! The best way is to communicate is through email to leave a footprint in case you need to do more after not getting a response in a timely manner. There were small issues that needed to be addressed when I first moved in, as there are many places in Oklahoma I’ve learned! The main thing I got upset about was moving into a unit which previously had a pet! The entire place smelled like dog urine!! I didn’t want to complain but I stayed adamant and I got new carpet put in! Stay on top of them and you will get done what you need. I hope to be around to see the upgrades to the property!
