"We've lived here for about 2 months now, and considering we have lived in real luxury apartments in Capital Hill (AMLI at Uptown), as well as places in Copenhagen, Denmark and Golden this place really isn't as bad as all the reviews say. Our unit is less than $2K and with that in an expensive city means there isn't going to be the most glamourous amentities. I will say as a leasing professional in the past I was a little unhappy about the turnover rate, I think the fact someone can move out on the 1st and someone move in on the 2nd is a little tough for me because our unit had paint chips in the walls, and a bunch of other cosmetic issues that should've been fixed. However, I have already contacted the office and they're working WITH us to help us make the fixes necessary, they aren't working against us. Katie is doing her very best as the ONLY leasing professional in this building, so I think the reviews dragging her down are a little unnecessary considering half of the residents here probably couldn't handle the stress that leasing entails, especially solo. The maintenance men have been very responsive since we've moved in, and have assisted us in all our ridiculous requests; big or small! One of them even has became so familiar with us and sweetly moved a package that was left in the wrong spot by postal to our unit courtyard to ensure it wasn't stolen! Don't get me wrong, there are some qualms for sure, but every building has them; like the dog spaces out front are gross but that's not management's fault. Pet owners are responsible for their pets, and if there's pee/poo left over, that isn't Summit's issue but a poor pet ownership problem. Like seriously if you're dog is going to pee in the hallways, don't b!tch at management, but be disappointed in your neighbors ignorance. Moral of the story: you're paying less than $2K in rent to live in Wash Park / this neighborhood, you have to be self-aware enough to recognize that when these apartments were built they probably were "luxury", but they have been well loved and lived in by now and if you want a more luxurious feel, then you're going to have to pull more change from your pockets and relocate! We love the character of our unit, and our hope is to stay after our lease renews."
"Do not move here. The outside doors often have issues properly latching, leaving the building open for anyone to come in. I also resigned my lease only to discover that after I signed they were offering an apartment with my square footage and similar layout for $400 less a month. When I asked the manager about this her response was, “Well when you resign the rent will never go down.” I requested to speak to someone other than her and she told me, “landlords don’t speak to tenants.” In my time living here a water pipe burst where they were unable to reach management for days over the Christmas holiday (2023), fire alarms going off for days stemming from the same issue, a water pipe burst in my apartment and flooded my kitchen to which it took the manager at the time 3 hours to respond and when she did she refused to dispatch emergency maintenance because most of the water was cleaned up, my apartment was never checked for mold along the base boards where there was standing water after this. Wonderful location and unique units but has always been poorly managed and unfortunately that streak continues. The response below asking if they can make it up to me appears to be from the same manager that told me to my face that there’s nothing they will do for my grievances that I have experienced here."
"Don’t be fooled by the “aesthetic” photos and seemingly modern design of this complex it is NOT worth it. I’m pretty sure in the time of being there for a year there were almost a dozen property managers. The email address was even apparently changed and we were never notified. The residents were only made aware of the newest property manager who I will say has been the most responsive one so far and has made some improvements where possible. BUT there are so many issues with this building. First and foremost if you rent one of the 2 story units on the ground-level don’t expect to get much use out of the downstairs room during the winter as it is usually less than 60 degrees down there WITH the heat on. We came to learn it was because of the ductwork and that the property would do nothing about it (and because of the lease they are legally allowed to do nothing about it supposedly!). So that is a ton of lost square footage, and yes expect for it to get hot down there in the summer as well so you are effectively renting a 1 bed 1 bath for the price of a 2 bed 2 bath. Expect for minimal sound reduction (yet again another building issue) so if you like quiet while sleeping good luck! At one point several units in the complex got infested with flies (as in hundreds of flies) and we called and emailed several times to have it taken care of but no answer! Our vehicle was broken into on multiple occasions (once again tried to call to report but no answer), luckily we didn’t leave anything of value in it. Most of the other residents we spoke to left as soon as they could because everyone was having the same issues of no response, poor build quality, cold rooms, etc. I mean I guess I’m just glad we were lucky enough to only have non-functioning air and heating in the bottom room because apparently others were experience sewage smells?? Anyways, I truly cannot recommend living here and for your own sanity find somewhere else."
"Awful, awful, awful. Lived here for a year and has so many problems. Nothing is serviced and everything is of extremely low quality. You can tell the building was built with the cheapest materials as quickly as possible and the walls are matte white paint, so they're extremely prone to being scuffed. When you put in a maintenance request and IF they respond, they will send a cheap handy man that will not fix the issue, so you're forced to keep chasing them. The trash cans often overflow with dog poop and the entire neighborhood uses the apartment's turf. They will nickel and dime you for every sort of fee, i.e. pest control, "communications fee", in addition to everything else. When you move out, expect to be send an extremely long move-out list and to pay for the apartment to be re-painted and re-cleaned afterwards. If you like apartments owned by shady private equity corporations that only care about profits and couldn't care less about their tenants, move here. They must also pay for 5-star reviews, they seem extremely fake."
"Property has really cleaned up the last few weeks. Trash and dog poop stations are being regularly attended to. I've also had a few good chats with the new property manager and have managed to get everything resolved that has been sitting for a few months due to the prior property manager's negligence. Hope it keeps up."
