"Exterior only appraisal. In a lot of cases it won't be as accurate as a full interior appraisal, I completely get it. I had two appraisals done within 3 weeks of each other, both in the middle of March 2024 with no market changes, and they're more than 15% different. Off by more than $130,000 from each other. I don't get it. Which one is off and how could they fluctuate that much being from the same company?"
"Based on the ValueCheck appraisal that was just completed on our home, I have to assume they only use Google Maps for appraisal images and don't research home facts, especially on new builds. The image returned in our report was a half-constructed Google Maps satellite image. The house was completed over a year ago and included a pool. The report did not include a pool. The report did not include the number of rooms. No other distinguishing features that would affect the value were listed either. These items would have been noticed had anyone spent 30 seconds reviewing online data. We are the second owners as the original buyer had to relocate shortly after closing. Yet the ValueCheck system found absolutely zero details about the property. The system is so accurate, that the appraisal came back lower than a real appraisal done when we bought the home 9 months ago in one of the hottest markets in the country. The comps in our report were for homes with fewer bedrooms, fewer bathrooms, no pool, less square footage, and smaller lots. Half of the comps used were from 20-50 year old homes. A visual review of the report by anyone comparing the homes to the subject home would see that the ValueCheck system is worthless. I tried to discuss it with our lender and they actually defended the system. Three different people defended it because the next step would have been for us to pay an additional fee for another appraisal. So now we're out two months of time on the project, losing contractors, higher Fed interest rates, and a ding on a credit report. Ask your lender if they use ValueCheck. If they do, run away!"
"This might just be the worst appraisal company. They didn't even get the number of bedrooms and bathrooms correct. We purchased our house with 5 bedrooms and 2 bathrooms, and you would think that would be included in the BPO. But they apparently were unable to even determine the correct bedrooms, bathrooms and square footage. Just avoid them."
"This company gives the absolute worst appraisal I have ever seen! They use data from completely different neighborhoods to give you a value on your home. In my neighborhood there have been several sales they did not use for comps, but instead used 4 homes out of 6 with one car garages (I have a 2) and 4 with no basement out of 6 (I have a full). I cant wrap my head around how they justify there data. I think they must work a deal with the bank to help them get the consumer a higher rate. Total incompetence or completely a scam."
"Low appraisal and not willing to change when disputed. I understand a "drive by" or internet appraisal is usually more conservative. When a real appraisal is submitted to dispute their original numbers and no change is made, that's just ridiculous. Our house has interior updates, only has a 5yr old AC unit and we just had a new roof put on last year(2018). Their appraisal of our house was somehow less than one of their own comps. That house had an older AC unit and roof with no updates on the interior. It was a cash sale renter special. I understand a generic appraisal would not take any of that into account, but when a full interior/exterior appraisal was submitted to dispute and their valuation did not change. Sad."
