"I personally enjoyed it here. If you do your part well and communicate well and do everything in accordance with what the lease tells you to do, they will treat you well. It doesn't take them long to fix things. Thin walls and sometimes loud neighbors. Water dripping from the second floor air conditioner on top of my bottom floor air conditioner was sometimes distracting when trying to sleep at night. Not really Grandview's fault though. Good on the management for placing lumber on top of the second floor air conditioners so that the house sparrows can't nest there anymore. I'm a happy homeowner now but I will come back if life steers me toward here again."

"I lived at their 2740 A ave property in cedar rapids for 6 years. Lots of noise and mold. They are a company that consistantly does below the bare minimum. I had bed bugs for the last year. They only treated it once and then ignored me after telling them they came back. We made due with a clothing steamer and vacuuming to keep the population down while we searched for another place to live. When we moved out I got a bill for $1,100. They wanted me to pay for carpet and paint after 6 years of living at their property! The rent is cheap for a reason."

"Management is horrible and doesn't fix anything. They tend to provoke problems among tenants. They also tend to lie about rent being paid unless you bring the receipts showing them. And also they go in without knocking without it being a emergency they also like to get upset and attitudes if you call to ask a question by far the worst place I have ever lived like worst rudest people,nasty apartment clean up before move in. My apartment had half the things broken and the carpets and floor were dirty so take pictures of the whole apartment before putting your stuff in and they'll tell you the apartment is ready but not. They also try to keep each deposit and will lie to keep it."

"I put in an application for a townhome and was told the only person that could approve the townhome was the owner who went on vacation for 2 weeks. In the meantime they gave the townhome away to someone else without communicating this to me and moved my move in date back 2 months. I have a great job, and 2 kids and due to an emergent situation need housing ASAP. Extremely unhelpful. Also, the apartments constantly has the trash overflowing and trash everywhere on their property. The fire extinguishers are out regulation- outdated over a year and most are in the red. Very concerning."

"I want to start out by saying that there is only one good thing about this place and that is Tracy who works in the office. She is the most amazing and helpful person! My husband and I lived there for 6 months, and we are truly going to miss her. Besides for her, this place is horrible. The property manager, Mickey, is rude, unprofessional, and all together a horrible employee. I am genuinely confused as to how she managed to get the job. The maintenance guys we dealt with were slovenly and untrained in their jobs and one actually solicicited us while he was supposed to be working. On one occasion, two of them went through our closet and used our personal towels to clean up their mess while we were gone at work. The apartment itself wasn't that horrible, besides the fact that when we moved in it wasn't finished being renovated. If you're desperate for a relatively cheap larger apartment, it would be habitable, but it would not be enjoyable."
