"I’ve waited a few months to leave this review. I’ve lived here 5 months and would highly recommend this community. Karen the manager is very attentive to questions etc. it’s a clean quiet community and is a great value and I enjoy living downtown. Don’t overlook this if you’re lucky enough to find an opening in this community."
"These apartments are renovated and have a pretty decent location, considering it is downtown and just a minute walk from old market. It’s small, cozy, modern(ish), and has just about everything you’d need in one unit, as long as you don’t mind not having a lot of space. There is valet recycling and trash pick up, which is also a large perk. However, I would think twice before becoming a tenant here. Plain and simple, management is lacking in their accommodations, and there are better quality apartments in Omaha. 1. The units are not insulated well. Windows are incredibly difficult to open, and once they are, good luck getting them shut. 2. They give you one apartment key, and in the event you are locked out of your apartment, they will not help you to get back in, even if it is during business hours. You will have to call a locksmith and pay $100.00+ to get it open. According to another neighbor downstairs, they won’t even help you get back inside the building if you are locked out of there, either. You also may not duplicate the key. 3. Parking is a joke. The lot that they give you is dirty and hazardous. My first week living here, I had a hole in my tire because of a nail that was mixed in with the gravel. Not only is it a dirt parking lot, but it gets muddy in the winter or whenever it rains. No thanks, I can get dirt and mud on my shoes without paying $50.00. When resigning my lease, I asked to take the parking fee off of my lease, and they were very helpful with doing so. I began parking on the street and paid City parking for about four months. During those four months, my, as well as other tenants who parked on the street, had their cars vandalized and broken into. Obviously, that is not a fault of the Freiden building. However, it is extremely disappointing that the management won’t lift a finger to help protect their tenants by pulling security footage for police reports. Tell me, what is the point of having security cameras outside of your building if you’re not using them to protect your tenants? Another issue I have with the parking is that they are greedy, and will try to get you into trouble if found parking somewhere other than their lot. After parking on the street for a few months, I was approached by a kind gentleman that offered his lot to me for free. Management found a picture of my car, sent it to me, and threatened to tow my car. They didn’t even ask me who gave me permission. Knowing that management does not own the lot, I requested that they give me the information of the person who owns the lot and would tow my vehicle. Four days later, they back peddled and said that they spoke with the lot owner, and I do, in fact, have permission to park there. Thank you for working so hard to clarify things I already knew. Another great reason why you should not pay $50.00 for their parking is the winter weather. We have had a winter storm warning for 24+ hours. There has been no communication via email about plowing the parking spaces they seemingly desperately want their tenants to pay for. We accumulated a few inches of snow overnight, and the parking lot hasn’t been touched. You would think those tenants that are paying $50.00 a month would want a way out of the parking lot, but it doesn’t seem that management cares to do so. 4. Maintenance. Maintenance is odd. Since there is no central heating or air conditioning, the building uses wall air conditioners and heaters. For the longest time, mine wasn’t working. Specifically, it was not blowing cool air. I called for maintenance to come and help, and they simply stuck their hand in front of the vents, and told me it was working. They left and did no further investigating. I called a friend and asked him what he thought, to which he also felt no cool air. I made another request and it was finally fixed. They had to go to the roof and do something, but it works now. Overall, management is very friendly when they are going through the application process with you. However, all the glitter goes away once you have actually moved in."
