"A few month after I moved there in 8/2023 Granite Peak Multifamily took over and it's been down hill ever since. They don't do basic maintenance. It takes days and days for them to remove snow, if they ever do it at all. There is no onsite maintenance person anymore, they don't fix anything promptly. The front door was broken for months this summer letting people in so packages were getting stolen. The good: The apartments are reasonably nice but there is nothing about the facility that justifies them being called luxury lofts. The Bad: The neighborhood is terrible. There are always homeless people out in the parking lot pulling door handles to steal stuff from cars. If you do have something stolen, management is completely unresponsive to try to get security footage. Homeless are going to the bathroom between the cars etc. too. The corner of Wesley Way and W 4th is terrible. Accidents all the time, sirens, horns, etc. Management is completely unresponsive, I've had to go clear up to the corporate level to try to get various things figured out and they won't even call you back. Management lost my rent check and it took more than 9 days of me asking almost daily to find out what was going on. It hit me with a $50 late fee that 2 months later I'm still dealing with. Packages get stolen all the time, due door not working properly. Management is blaming tenants for letting them get stolen... They don't ever spray for bugs or check on the facility. You have to pay $50 for a surface parking space and 2 times a week someone is in my spot. I tell management about it and IF they respond, they claim they'll call to have it towed but the tow company they use never seems to get message unless someone is taking up one of the management parking spots. One of the unit's is a short term rental, like an Air B&B so there's always random people running around. This kind of stuff is how you end up with bed bugs and since they never spray, if an out break occurs, it'll be epic. This last one is going to be a bit controversial, but I'm a 40 something, working professional. When I moved in, it seemed like a lot of the tenants were about the same or some retirees. There were a few families but they parented their kids and didn't let them run crazy in the halls. The old company did credit and background checks to filter people. They didn't allow felons, etc. This clearly isn't done anymore. There have been drug dealers getting busted here. There were drug deals going on all summer long in the parking lot. There are small kids running the hallways with no supervision. The building supposedly has quiet hours but there are many on my floor that don't follow them. I understand people having a party every now and then, and there being some noise but when it's several nights a week until 2 or 3 am, it's not acceptable. Reporting it to management goes no where and because you need FOB access, if you call the police, they just call management and then it goes no where. All in all, this facility is priced about $400 too high when you take everything into account. It's basically no better than Morningside Country Estates or Valley Park Apartments only with a way higher cost. Right now I'm essentially paying $1200/mo. for a 1 bed, 1 bath at Bekins. You can get a , 2 bed, 2 bath, at a decent facility for that."
"They old company that used to run this place was quite good. not very many live here, a lot that do have no issue creating the worst smells you've ever experienced. They will attempt to steal your deposit, do not trust what they say in person. I was a perfect tenant and they did it to me, they will do it to you. They broke Iowa law to keep deposit money that was rightfully mine. Area of the city is awful. Only redeeming quality is the maintenance guy hired from the last company."
"Not a corporate office-they’re apartments-small ones at that. The exposed brick walls are nice…if only they didn’t let a monsoon in every time it rained…destroying furniture…which they have agreed to replace. Insulation is minimal…hope you like hearing your neighbors."

"One day I witnessed a couple people in the parking lot checking different car door handles to see if they could find an unlocked car to get in to. Reported it to management and they said they would review footage of parking lot. Never heard back, no notices or reminders to all residents to keep vehicles locked. Instead, a few weeks later they passed out newly REQUIRED parking passes to everyone which state the following: The acceptance of this permit relieves the issuer or agent of any responsibility for damages to or loss of vehicle, contents, or accessories from any cause. Instead of trying to keep their residents safe they were only concerned with covering themselves. Messed up."
