"[ The “Implied Covenant of Quiet Enjoyment” grants your tenant peace and quiet while staying in your rental unit. As the landlord, you're responsible for maintaining a harmonious home environment and keeping the disturbances to your tenants' lives minimal. ] Literally every week it's a new disturbance. Contractors making noise on your roof or just outside your windows, patios and door, before 7am which is a violation of Clark County's noise ordinance. Landscapers making noise, playing loud music while working just outside of your living quarters. Nevada law requires landlords provide quiet enjoyment of the rental unit. As well as those contracted by them. Just as tenants are responsible for their guests, etc. Week in week out, different contractors all around making it difficult to rest when sick, etc. with zero warning or opportunity to prepare for the inconvenience. Considering the difficulty of proper rest and quiet enjoyment on a continual basis, does this permit breaking the lease? Allowing those invited by management to violate terms and ordinances? Tenants deserve to know landscaping schedules in their respective buildings beforehand. I will continue photographing/documenting said issues and reporting them if necessary until this is resolved."
"Frustrating when water is consistently shutoff abruptly without forewarning or opportunity to plan ahead for it. The water bill is tied in with the rent payment, however there is no prorated credit/discount/accommodation towards rent for days when water isn't available. In the four years I've been here this is the only major issue that has surfaced. Otherwise, management has been great."
"Okay. Now I have been here for years and had a few problems but management has gotten wayyyyyyy better. The property manager themselves is a extremely understanding. The office crew currently is great. I just wish whoever owned the place would put more into it. My only complaint. Besides that, the neighborhood is getting better and the front office is extremely better!"
"Two stars for location only, and the grounds themselves are kept up well. However, washing clothes with the new card system is inconvenient, so now I leave to the laundromat to clean my clothes. Pool hasn't been opened since we moved in 3 years ago, and still isn't. Office staff is curt and not very friendly, I dread having to go in there for any reason, even to pay rent. Edit to add: pool still isn't open, July 4th weekend. 2023: they DO NOT answer the phone for tenants, EVER. Voice-mail is always on. They do not answer the phone and do not return your calls, unless it's an emergency. Often, if you wish to get a direct resolution, you must take the time out of your day to go to the office during business hours. They will give you attitude when you express your frustration with the lack of follow up. They WILL, however, walk all the way to your door to leave a notice about the issue you brought up in your voice-mail message. They seem to actively avoid direct communication."
"Maintenance Man Walked in on me taking a shower and 5 times unannounced before then while on vacation. 18 years old, I had to move back to California where I had family. Terrible people who does not care of the tenement, but of the money. I left on the 6th of the month, just before paying rent on a Month to Month and I Owe them money! Cant believe it, I’m not gonna rant. Gun Shots, Roaches, Smell, Find somewhere else."
