"I’ve been here 5 years. I love my downstairs unit that overlooks Reno from my patio. Yes, A lot has changed over the years and I’ve seen many people come n go. Sometimes it’s hard losing really good neighbors but super easy saying goodbye to the ones who don’t care about their neighbors. If I had one complaint it would be about the various people who have lived above me over the years. I really don’t think they have a clue how loud they can be especially walking on a laminate wood floor with no padding for acoustics. You learn to deal with it and if you don’t live in a single family home it is what it is. However this is by far no reflection on the office staff or the maintenance men who care for this complex. Finally, we have some people who care about this place. I know it’s no easy task picking up where others have left off and bring it back to a higher level of living. It’s a job! One that I feel they are handling admirably and efficiently. Imagine the task of taking on a large complex and the expectations of the tenants. I comend the ladies in the office for holding it together with a smile and a welcome when you enter the office. Erica and Cristina are 2 of the best in the business of managing and tackling the day to day “happenings” of an ever changing situation. They are understanding and LISTEN and take action when needed. Also the maintenance team consisting of Ty and I believe his name is Miguel. My apologies if I’m incorrect. They are spread thin and are always on the move. I wish more people appreciated all they do in a 10 hour shift. Demands are heavy and I know they are doing the best job they can. Seems the complaints outweigh the praise and I believe you should find the positive in a situation not dwell on the negative. Rome wasn’t built in day and with that being said the understanding and patience to get so much done would probably be welcomed. I’ve compared this complex with many others, and although there is homeless surrounding every area of Reno and Sparks, this is one of the safer places to be. The gates are working, and things are starting to show a positive turn. It’s a great place to live, and I would recommend bringing your family to a place where your kids can safely play at the pool and in front of their units. I find more great things about this place and believe it’s a home I’m happy dwelling in. A complex moving in the right direction. Mrs Betters"
"I went to tour one of the apartments on Sunday. The grounds looked good and the apartments were well taken care of. The front office person, Christina, was really kind. They have some really great amenities here. I’m looking forward to applying closer to my move in date."
"Absolute worst place I have ever lived. When first moving in, my unit was not clean. There were things remaining in my apartment from the last tenant that had to be thrown away. The first time I took a shower, all of my walls were bleeding with tobacco. This went on for the first couple months I lived here. I have been living here for about 2 years and the gates have never worked. They send out emails about making the community cleaner and nicer and they NEVER follow through with anything that is said. The first year I lived here, the pool never opened. I’m not sure if they couldn’t afford to have a company maintain the pool or what it was. The second year, the pool opened for about 2 weeks and then closed. There has been at least 5 different people that have worked in the office since I’ve lived here so they can’t keep staff for very long. THEY ALSO NEVER ANSWER THE PHONE. You can call 6 times in a row at all different hours of operation and will not get a response. If you leave a voicemail, they will not call back or even email you. They will constantly nickel and dime you every chance they get. They charge ridiculous amounts for sewer, trash and just about any other charge they can. There was a huge problem with not enough parking spaces and their solution to the problem was blocking off 20+ spots (as reserved) and charging $25 a month to park there. They are now charging $10 a month just to have a carport spot which should be included with the high amounts of rent they are charging. Every unit is infested with ants. No matter what you do, they do not go away. My ac unit broke right in the middle of summer and it took them over a month to fix it, knowing I had a dog in my unit. There is trash overflowing outside of the dumpsters. There are random dogs wandering around without owners. And lastly, there are constant fights going on outside with police being called every other week. Just save yourself the trouble and DO NOT rent here."
"This place is garbage. The only reason we moved in is because this is one of the only properties in Reno that offered short term leases. Upon move in in April there was still hair in our shower drain, the towel bar was bent like they used it to beat somebody with, the bathroom sink was backing up, our closet smelled like cat urine, the garbage disposal cover was missing, 3 of the kitchen outlets didn’t work and our heater didn’t work. The heater was reported as not working 2 days after move in, it did not get fixed for SIX MONTHS. The only reason they fixed it was because the air conditioner broke and was leaking water from the ceiling. The security gates didn’t work the entire time we lived there, the pool was open for *maybe* a total of 2 weeks, and packages never got delivered to the package lockers they make you pay for. They were left unsecured at doorsteps. 2 weeks after we moved in our $2500 mountain bike was stolen off the SECOND FLOOR balcony, the leasing office never gave us footage from security cameras to provide to insurance. They never even called me back about it. When we moved out we requested a walkthrough and the office told us “no just take photos”, now they are trying to charge us nearly $600 on top of our security deposit for paint. All we did was hang photos, there’s no giant holes in the wall or anything outside of normal wear. I even asked them for paint before move out so I could take care of it myself and they said “no we have to paint anyway don’t worry about it”. The property manager, Erika, is the rudest human being I may have ever dealt with. Any time I went to the office to ask anything I was always met with an attitude. Forget about ever getting through on the phone, she can’t be bothered to answer. Josie is the only saving grace for the whole complex. Aside from the egregious lack of management and professionalism, the property isn’t safe. I listened to several domestic disputes, gunshots can be heard more often than not and cops were in the complex multiple times. Save yourself your sanity and don’t live here."
