"Would stay away if possible they seem to be getting a monopoly on our town driving rent prices up. They have slowly but surely started stripping our freedoms away ever since they purchased our building from CARRS. Which were awesome to work with and reasonable on the rent price. You aren’t even allowed to have a welcome doormat in front of your door or a decoration on your door now. Or have even have a bird feeder to watch the birds. Only giving 2 stars because the maintenance guy is super friendly and did a great job fixing what we needed!"

"I love my apartment which was owned by CARR until July of 2023. Herzog was initially easy to work with but unfortunately the current "manager" is unprofessional and difficult to work with, especially if you have a Service Animal. ADA and HUD soon to be notified. Caution to anyone considering renting here."

"I would not recommend renting from Herzog Property Management, LLC. I've lived in The Ridgeview Apartment for over a year. The buildings are new, however, whoever built them didn’t use a level. Management is horrible. They've had three different managers in the last twelve months. First issue, their auto payment system is a joke. There was one incident when I was charged for two months' rent because of their system and management told me they couldn’t refund the money. They wouldn’t even write me a check. Second issue, the apartment was supposed to be brand new. The apartment that I moved into had damage: a cracked window and damaged walls. I’ve made requests for repairs. Nothing has been done. Third issue, garage spaces became available. They didn't even know what spots were available. It took them three tries to find me a spot. Fourth issue, the person next to me in the garage threw trash on my car on three separate occasions. I emailed management and informed them. I was assured that they’d check video surveillance and talk to the individual. A few weeks later, I received a note on my windshield requesting that I park straight. I drive a small car. Driving in the garage is tight even for a small car. The guy next to me has a GMC Sierra. My car was not hugging either line and it was not sticking out of the spot. There is nothing I can do to make it easier for the person next to me to park their truck. Again, I informed management. I was told that they would monitor the situation. Now the disgruntled parking neighbor parks over the line (see pictures). I can't get into my spot. I also found out that they have not watched the video surveillance and they have not talked to the individual. I’ve emailed multiple times, stopped by their office for face-to-face meetings, and had multiple phone call conversations and nothing has been done. I decided that the best course of action was to park outside for the second half of a Minnesota winter. I fear for my safety. I can handle the Minnesota weather. I notified management and requested to terminate my rent for the garage parking. Even after expressing my concern about the mental state of the deranged parking neighbor and my safety. Management told me that I had to honor my lease agreement. I will now have to pay two full months of rent while parking outside. To me, my safety is more important. According to Herzog Property Management, profits are more important than anyone's safety. This is what you get with Hellzog Property Management."

"Brandon was a great building manager. His emails were always very well worded and nice instead of making us feel like we were in a jail and having to obey rules "or else". Not that anyone should have to send out those emails but sometimes they do. He always replied quickly and with care."

"Steve was easy to work with and had an in-depth knowledge of all of his Fergus Falls properties. To save time and effort, he had photos and specifications at the office that allowed me to get a good idea before we even went to an available unit. With multiple offices throughput Minnesota, these folks know their stuff, and it shows. Professional, friendly. cooperative. Great service. Don't let the need for paint on the outside of the office put you off. The inside of the office is beautiful."
