"Nothing is included in this apartment(they do not pay for trash, water, sewer, nothing). Expect to pay over $800 a month + over a hundred for electricity (it's double our previous apartment). Also there is no polite way to put this out this is a slumlord type property. It seems clear it is just being run into the ground with minimal effort to even maintain it, to control cost. We've had leaky pipe since move in, kitchen cabinets are rotten & decaying all over the place, the walls are all bowing out, there are large cracks everywhere including on two different ceilings, there a lot of pop nails pushing out of several walls, uneven flooring in almost every room, after bringing it up several times to them we taped large cracks along the baseboard because we were seeing a lot of spiders & roaches. We were able to stop the bugs by doing it. Within a month living here there was sewer back up that flooded the closet and our bathroom- we did not cause it but had to throw away items in the bathroom and clean it ourselves. I cannot overstate it enough, this place is not that cheap and stuff will not be fixed- all the problems listed above where issues already here when we moved in plus we had to clean the apartment ourselves (notably the stove). Small issues that you would normally complain over, you do not bother in a place like this one. We got so sick of people coming in here and not really fixing anything we gave up on it. I will finish by saying I've lived in the hood before, more than once in S Phoenix, this is far worse than anything I have ever seen. It's not just that everything is falling apart and rotting it's that a basic effort wasn't even made to even fake that it is not. When we first moved in they left these massive foot long cracks uncovered, didn't even bother to paint over them. One a piece of wood has pushed through the drywall at the roof. Mind you there is no fixing anything, paint over. Rotting wood just left to rot. My kitchen cabinets under the sink have literally broken from the floor and is now held by tape (that we provided), the chunks were falling to the floor. The sewer damage thing, well the repair job people took out the carpet put in a laminate thing and there's a giant canyon in it and air bubbles. They didn't even bother to fasten back some of the baseboard segments, it fell off so we super glued it ourselves? I literally taped around the faucet today because it is uneven and there are giant gaps and despite me pointing it out, they simply refused to even consider that being the cause. It's been leaking awhile there is water lines and other damage, it's been going on since before we were even here. This was their 4th visit. I was at a loss of what else to do at this point. Sound fun? It's not, not at all. Edit- The button line is this complex has serious foundation issues that is leading to uneven floors in everyroom, large cracks in my walls, the wooden frames pulling from walls, loose outlets, gaps in the windows, uneven.everything, the walls are pushing out in every room in the middle, their are nails pushing out of the drywalls.. this stuff is serious to the point I couldn't even get full coverage house insurance on this place. It's not insurable due to negligence. I called Goldmarks preferred provider. I have a justified and real fear that a wall or ceiling may collapse. All they've ever offered was to let me out of my lease. They fix nothing and I've had to spend out of my own pocket to buy shelving (their cabinets are completely rotten- even broken from the floor), they have a bad roach infestation so I had to cover the all the massive cracks (the floor boards have pulled from the wall and carpet) with gorilla tape. Again they would not fix it. I had a leak under the sink that was leading to water damage and a mold smell, on the maintenance guys fifth time in hear about it I asked them to call a plumber, nope. All these are issues I moved in with. The unit was also filthy I spent several hours cleaning out the oven, cabinets, etc to deter the roaches AT MOVE IN."
