"Avoid at all costs. I lived in their Arbor Courts apartments for 2 years. The first year was nothing but issues. Roof leaked wrecking the drywall, they put a bucket under it and left. Never came back. The floors bounce your teeth out whenever someone walks because the floor joists aren’t loaded properly. This is especially an issue when you live above someone. Mold has been an issue, they just brush it under the rug. Drywall in my unit was all cracked and ugly at the tape lines. They made sure to take $300 of my deposit to repair this when I moved out. Other issues are the garage floods in the winter because of ice dams freezing your door shut with 1 ft of ice. They also said that’s not their issue and don’t fix it. They insisted to come and fix a tiny chip in the drain of the tub however, to which we agreed. Then they billed us $75 for that. The whole place smells musty and like poor cooking. The real issues started when new neighbors moved in at 5410 building in #201. They did nothing but scream, stomp, and throw things around for 8 months. They were my DOWNSTAIRS neighbors creating havoc. Sleepless nights, early mornings, can’t even sit in your apartment because it is so terrible. If you live in these units you know what I’m talking about. I asked epic to take care of it, they did nothing but send some letters. Police were even called and documented the lack of action from epic. They did not properly provide a place of peaceful habitation. So epic if you see this, that part of the conversation isn’t over. All in all, it was a miserable few years living in these apartments and that’s partly what you get when you only pay $950 a month. They will take your deposit for no reason. I was charged $300 to paint a whole unit (only holes from mounting tvs and a few 3m strip chips), $280 for a washer seal because it was dirty. I have always gotten a full deposit back and we take care of our units. I highly recommended you stay away from this property especially and epic due to their poor management. I have attached a few images of our drywall, the ice situation, and the flooded parking lot due to a clogged drain they took 3 months to fix."
