The Flats at 5900 5900 Kinkead Avenue, Fort Smith, AR 72903

"The flats is a great place to live. I’ve lived here about four months now & have had a good experience. I’ve never lived in an apartment but the neighbors are all super friendly & the management is always super nice & courteous when I do have go the office. They are very affordable. It’s also a quick drive to about anywhere. I’d recommend the flats to anyone. Also laundry on site & swimming pool is a plus. Maintence is quick to fix things as well. I like the flats. A great place & community to live. Also has different things seems like for the community randomly happening sometimes. I know for Halloween they did a trunk or treat at the complex. Which was nice. Definitely five stars in my book. Thank you"

"I've lived in this complex for a little over half a year. The people at the office have always been very helpful and kind. They offer fun festive events. Every time I've had any Maintenance issues I've always had someone come within the same day. Overall good impression."

"Lived here almost a year and at first things were great, management was super nice but soon things took a terrible turn. slowly my appliances stopped working and when i put in maintenance requests no on ever came and i when id ask when someone would come by and take a look i was told that my request weren’t a priority so for at least a month i had to keep my food in coolers with ice so that it wouldn’t spoil in the refrigerator that didn’t work. that was strike one, strike two was when i noticed mold developing in my apartment which aggressively got worse in the span of 5 1/2 months.. i got it tested and it came back as black mold.. THIS IS NOT OKAY!! i have a child who has severe asthma and i’ve had to take her to the hospital multiple times due to the air she was breathing in. and now she has to do breathing treatments three times a day because she was developing an infection in her lungs… i’ve made multiple reports to the property manager who has done absolutely nothing and i’ve also visited the corporate office just to be told that my concerns were dramatic these are the worst apartments you could ever live in… if you’re considering moving here DONT RUN FAR AWAY AS POSSIBLE don’t live anywhere with the ghan & cooper name attached to it!!"

"I love living here because (A) The staff are vey polite and get your problems solved quickly (B) The property is very clean and well lit with installation of the new flood lights (C) The newly renovated apartments along with new painted buildings look great and give you a warm welcoming place to call home (D) Maintenance is very prompt and fast to attend to you’re work order quickly"
