"The apartment complex is very organised and they have a good online site. Very close to the University of Arkansas."
"We signed up for a year-long lease. You shouldn't. The following is a list of safety issues found within the unit on move-in: Extensive and unacceptable ventilation failures -- First and foremost, the heating and air (HVAC) unit caused a fire on February 14th, 2023. Besides that though, the ventilation element largely did not function at all. An entire bedroom and bathroom had no venting whatsoever, and had not possessed those abilities since move-in. When this was expressed to management, we were told that "the whole system would have to be replaced, so it's not possible to fix." This deal-breaking issue was not expressed to us prior to move-in. When looking at the HVAC unit after the fire it was covered in decades of dust, grime, rust, frayed wiring and duct tape. Both bathroom's drains did not drain, and one of the toilets did not flush-- The plumbing issues with the unit were constant. It is worth noting that the toilet that did not flush on move-in is located in the bathroom with ventilation that still, almost a year later, did not turn on. Think about that. Mold and water damage under the kitchen sink-- The plumbing under the kitchen sink routinely leaked, presumably leading to the mold growing under the compartment on move-in. This was fixed the first few weeks after move-in by maintenance, but the mold and leaks failed to be found by any inspection that would have taken place. One of the bathrooms had only one glass pane on the sliding door-- Presumably one of the sliding glass panes was broken by a previous tenant, and the issue went unnoticed during any inspection that would have taken place before move-in. Pervasive and permanent smell of dog in one of the bedrooms-- This issue was dismissed initially by management when brought up verbally, as something that we would "get used to." One maintenance worker made the conclusion that the smell was due to stains below the carpeting, after pulling the corner of the carpeting up. He even went as far as to say that "The smell won't come out, because you can't clean under the carpet, only over it." On move-out, the carpeting had still not been replaced. Eventually, after months of vacuuming, spraying, and a carpet cleaning company being called in, the smell mostly subsided, though visitors mention the smell of dogs. Washer and dryer dysfunction-- The washer and dryer units located inside of building D malfunctioned throughout the entirety of our leasing period. Specifically, there was little to no heating in two (half) of the dryers, rendering them completely unusable. For a building with at least 24 units, 2 operable dryers is substandard, especially considering the longevity of the problem. The washers have been in a varying state of disrepair as well, with multiple of them being out-of-commission for days at a time. As of the writing of this, one washer has been backed up with soap / water for a month (unusable), and another has been missing its front plating for around 4 months. Back door-- The digital lock on the back door of building D had been broken since before our move-in date. It does not physically stay closed, and therefore our back door was wide open day and night."
"I lived here two years. Great management, fixed anything very quickly. The facility is dated, but the prices are inline with that fact. Our floor was not level which makes it hard to cook the perfect egg."
"We have had a horrible experience here. Our building has been infested with spiders, roaches, and mice since we moved in. Leaking and standing water from AC unit and outside wall.. no one seems to care what conditions we have been forced to live in, and as a matter of fact have decided not to renew our lease because we demanded change. I wouldn’t live here again if I literally had no other option nor would I recommend it to my worst enemy. Even the city decided to investigate after I contacted them... this is not an exaggeration or joke. When I contacted them to ask why they weren’t renewing our lease.. it wasn’t because they wanted to come into my apartment and fix it, it was because “they have the right to give a 60 day notice” in other words, they didn’t like I started staying on them to fix things and want me out. Mold visible and present in the apartment.. the whole 9-yards. We are happy to move out. I feel sorry for the next poor sap they move into my unit. Elevation as well as this horrible landlord are slum-lords. Thank goodness Fayetteville has some code protections. WOULD NOT RECOMMEND THIS PLACE."
"Highly recommended for UofA students as this apartment is affordable, well maintained and located on Razorback bus service route. Been here for 5 years and never had a problem. The property manager is super friendly. I will miss thirsty Friday! :)"
