"My wife and I sought to purchase a manufactured home through Cascade Financial Services, and our initial experience with them was fantastic. Great customer service, really prompt response time. But once we started moving further along in the process and came closer to closing on the home (after they prolonged the process by asking for information from the sellers at the last minute), Cascade suddenly changed their criteria for eligibility and decided to deny our loan application unless we put more money down and paid a much higher interest rate than initially quoted. They (1) decided that the home was not worth the price we were paying for it and (2) that my wife's income as an independent contractor was not sufficient to be included in our total income. When we asked for an explanation they gave us several conflicting answers and finally sent us the denial letter that gave us a third option. We eventually went with a small, local community bank to finance the home purchase. There were no issues with our income and the house appraised for more than we were paying. As we dug more into the negative review for Cascade, it appears that they are a predatory lending institution in a market that is flooded with predatory lenders. They asked us to send a form to the managers of our manufactured home community that lays out what would happen in case we default on our loan. Our current lender needed no such paperwork, which leads me to believe that companies like Cascade run their business by counting on foreclosing on their loans. My advice is to stay far away from them and find a small community lender, work with your real estate agent like we did to find to someone else."
