"I don’t even know where to begin, I moved into Palm Villas under the management of PEM with manger #1 and things were fine and dandy. My unit was not even remotely ready to be moved into after having excessive notice of my move in date. I got moved in and within a week I realized some major issues. The laundry room will always be at least 50% broken, never get your hopes up. There are children running around screaming, throwing balls, and riding scooters over the sidewalk cracks and it’s LOUD. The odds of getting situated next to neighbors that have zero respect for common auditory boundaries and we’ll just scream on their phone and you can hear them through the walls. My first year there I paid 2150 in rent for a unit that was on the street on Palm Lane the second year I got it down to 1950 because there was a shooting. Within that same year there is another shooting and a raid in the unit next to mine. That neighborhood is taking some interesting turns and I would put some deep consideration into moving into this neighborhood unless it meets all of your specific needs in the time that I live there there were seven managers, nine maintenance men who turned over, and two separate management companies. The allays have not been re-paved in probably a decade so your shoes will always be covered in black grease dust, so never wear shoes in your house if you value your floors or anything. The new property management company is going to try to come on here and respond and say that I’m wrong and they’ve changed things and I’m being dramatic and things are so much better now. Don’t believe them do your research live in a place that’s gonna make you happy whether it’s here or somewhere else. Also, I live there for two years and I never put 1 foot inside of that pool because I tested the water and it’s full of kids urine during the summer. I will say one positive is that during a monsoon my unit stood solid other peoples units did not fair as well, and they’re going to force you to get renters insurance do not buy theirs. I repeat, do not buy their renters insurance find yourself a policy that includes personal property protection they’re gonna trick you into thinking that you have insurance, but it only covers their building and if anything ever happens, you’re gonna be left with nothing and their walls will be covered, so please always include personal property protection in your policies. I hope anyone who sees this helps them. I’m not writing it to be malicious. I’m writing it from my cheer experience at Palm Villas and what it did to my mental health living there for that long with so many different managers and so many problems. Especially with having dwell across the street that brings in a whole other level of things. I really do hope that this new property management company can turn things around but with what I’ve seen from the person who actually owns that complex their hands will be tied and they will fall into the same situation they were in before."

"I am very pleased with my new apartment and couldn't be more impressed with how Zion in the front office handled my move in. However my experience with the maintenance man here was very unpleasant. My only toilet is clogged and I requested it be fixed as soon as he could get around to it. My message was kind and greatful of his help and in no way demanding, yet the maintenance man here (Edward) came over here slamming my gate and POUNDING on my door. When I asked him about it he said he did that to everyones door and claimed he didnt know if i were asleep or not- which would still be no excuse to knock as violentley as he did. He was very hostile and rude and was using passive aggressive behavior to start a fight. He flushed the toilet snd sdid it was fine....then proceeded to watch it fill. He tried squareing off with me in my bathroom and I asked him to leave if he was going to come over upset, which he did...with water dripping the whole way out from the plunger he had brought to use...(as if I didn't already try plunging it for hours before I called him) He is EXTREMELY aggressive and very unprofesional. I have a son who I am very fortunate was not here to witness his behavior- but for all he knows MY SON could have been sleeping...or a baby. You don't pound on peoples doors. "I have been living over here for 2 years and at First I wouldn’t recommend because the Old Management Was Very Mean and Rude and She Didn’t Care About the importance of the Property and the Community . But Every since We Got New Management Zion A Few Months Ago She Have Turned This Property Into Making You Happy And Comfortable And She Is Very Respectful and Fast She Gets the Job Done When You Put In A Work Order. She Smiles Everyday Even When She Don’t Feel Like Being At Work. Thank U Zion"

"Living here has been better since the new management took over a couple months ago. The office management is responsive to text messages which is convenient. It is nice that they actually have someone fix issues when a maintenance request is put in. Jay in maintenance was on-time, quick, and professional when he fixed an issue that the previous management ignored for two years. The neighborhood itself is quiet and clean. It's nice not having neighbors above or below you. I would say the main issues are that there are occasionally homeless people that will go through the dumpster at night and there has been an increase in stray cats outside which has resulted in more dead birds. The cats themselves aren't bothersome otherwise. These issues are out of the management's control though. Overall I am happy living here and I am renewing my lease for a third year."

"I have lived here for a few months now, and I love it. It's in a prime location, the pool is nice, onsite laundry (if your unit does not have a washer/dryer). Like everywhere, you will have a few things that need to be fixed here and there but the maintenance supervisor is extraordinary. I honestly can't say enough great things about him. Highly Recommended place to live!"
