"I lived at this apartment complex for one year (July 2022-23) in a second floor 1 bedroom + loft apartment unit. My review is based on this experience. Pros 1. Location is great and is right near Rillito Park. 2. I did not see more than one or two cockroaches in the entire year living here. This is potentially due to living in a second floor apartment. I did however have an ant infestation in the upstairs loft that I had to fix myself. 3. Unassigned parking is rarely an issue finding a spot near your apartment unless it's late at night. Cons 1. FLOODING! When it rains, the entryway and coat closet near the front door will flood. In addition the ceiling and walls of the upstairs would leak heavily when it rained. This ruined our personal belongings upstairs as well as left mold on the walls and peeling drywall. We reported the issue to the front office and were told that nothing could be done. Months later the roofs were repaired on seemingly all of the apartment but it did not fix the leaking/flooding problem. The apartment still flooded after the roof was repaired. 2. Communication with the leasing office is horrendous. My experience is mostly based on the process of getting a lease and the move-in process. If my options hadn’t been so limited due to a last minute move, I would have taken my business elsewhere. There were countless issues trying to submit the application, sign the lease, and get the information I required. I would call the office multiple times in a day and nobody would answer. During the time I was living at Nine90, the office was often closed when it was supposed to be open. If I had a package that was delivered to the front office it would sometimes take multiple days for anyone to be in there to be able to get the package. I can’t comment much on the newest worker in the front office except that there was an error on Nine90’s part with my security deposit and it took over a month, and a lot of effort on my part, to get it resolved and refunded. 3. Maintenance is extremely spotty and takes a long time (if at all) to fix reported issues. 4. The gym that is advertised is extremely basic and lacking in equipment. It is a small room with one treadmill (which always says it needs maintenance), one elliptical machine, and one multi-use machine which is missing attachments. There are no dumbbells. The racquetball facility downstairs is in shambles which you can see through the fitness center. 5. The on-site paid laundry facility is never working at full capacity. It consists of 6 washing machines and 6 dryers which constantly break, leaving your clothes soaked in dirty water or in the dryer still wet. I’ve had machines take my money twice and break down mid-use or refuse to start. 6. The insulation in the apartments is horrible. Expect to pay very high electricity bills due to the air conditioning running but quickly escaping the apartment. 7. Based on the amenities listed on their current website, I’m not sure where the “relaxing spa” and “basketball court” are located. If the basketball court is the racquetball court below the fitness center, then it is practically unusable and has random items stored on the floor. I’m pretty certain the relaxing spa does not exist. As for the “sparkling pool”, it is usually full of leaves and dead bugs."
"Poor Management & Service– Bed Bugs & Ants – Not Worth $ Positives: Great location, small quiet complex, good covered parking, right next to Rillito park, good neighbors! CONS: The management at 990 apartments is very incompetent and unprofessional. Talk to any of the residents here about their experiences. Many bugs (bed bug infestation, ants). Service takes forever, and it is rare occasion when a phone is answered. If you are reading this review, I implore you to give the complex a call during business hours and see if somebody even picks up. The 24/7 maintenance advertisement on their website is a joke, as is the “racquetball” court amenity which hasn’t been open for years apparently. Service - Multiple service issues when I moved in (patio door wouldn't open, no smoke alarm, I suspect I will be charged for damages/services that were never taken care of from previous renters when I move out). -I was told there was assigned covered parking, but the management lost all of the assigned covered parking spot registrations, so nobody knew whose parking spot was whose for months. -It took over a month for management to replace a bad dishwasher. Not even going to discuss this issue, it is very common. Ask any of the residents about service requests and they will start rolling their eyes -2 months for management to take care of a bed bug infestation that was affecting multiple units. -Gross laundry site. Bugs The complex has a bed bug infestation, a few units are affected. I was the first to report this issue on September 1st by calling the emergency 24/7 maintenance line. I was told by management that the bed bugs were my problem as there were no bed bugs in the unit when I moved in (bed bugs can crawl through walls and infect other units!). I asked that this issue be reported to upper management as it is an urgent service issue that needs to be taken care of. None of my calls were returned, and when I called back I was hung up on. I sent out an email to 990 apartments on September 3rd referencing Arizona Legislature SB1306-501R, which states it is the landlords responsibility to resolve bedbug infestations WITHIN 7 business days. Even after these calls and the email, I never received a response. On September 10th I talked to the office, and was told that they were never made aware of the bed bug situation…even though I had called multiple times, talked to the answering service, and sent an email. Yes, I have records! I ended up trying to take care of the issue myself with diatomaceous earth and a carpet cleaner rental. I asked 990 to at least cover the rental, but I was told that I would not be "reimbursed." 990 finally had a fumigation unit come out 2 months after the service request. That means multiple tenants and units were left to take care of the bed bugs by themselves for 2 months. This complex does not care about you or good service. I would steer clear of this apartment complex"
"DO NOT RENT HERE. The new management is not interested in making it livable. Maintenance has been put off for what feels like decades. Old, leaky, single-pane windows that are probably original to the complex (they'll send your electric bill sky high), air conditioner dripping water all over the bathroom, disgusting old carpet peeling off the floor, bugs, and paper thin walls. The "fitness center" doesn't even have a full set of weights. The laundry room has bugs and flies in the washing machines and it's hit or miss on whether the washers/dryers will work. Management apparently "can't get through" to the company they use for laundry to make repairs. There are also only 42 open parking spots for the 70+ apartments in this complex. Amenities like the racquetball court are falling apart, floor rotting out from water damage. Response from the office when asked about repairs? They decide to close it indefinitely with no plans to fix it. Management is only interested in squeezing every last penny out of the residents, and they're very open about the fact that they use software to maximize the rent increases every year. You will pay more each year with nothing put back into the community. All of the concerns mentioned in this review have been brought to management on multiple occasions. THEY DO NOT LISTEN. THEY DO NOT CARE. Overall extremely disappointing living experience and I would recommend you look elsewhere for your wallet, and for your sanity."
"Very disappointed that after two years of living here and being a good tenant that my rent is about to jump almost $300 due to market demand/new management. A one bedroom will be over $950, mine isn’t even renovated, when people that signed six months ago are paying $741. Several residents have been waiting on work orders to be fulfilled. There are tons of live bugs that within hours turn into dead bugs all over the sidewalk and dead grass/dirt everywhere where green grass used to be. Flooding issues in the apartment walkways and into peoples apartments through the doorway when it rains. People on the second floor said they had ants coming through their ceiling light fixtures. Laundry is always at least half broken, washers won’t spin the water out of your clothes, dryers might not dry your clothes, most of the time they come out looking more dirty. The sprinklers were flooding for a month solid then the water bill raised and now haven’t seen the sprinklers on in weeks. We’ve all seen new bugs we’ve never seen in the past including lots of ants and even scorpions. I’ve talked to about 8 different people/families that have been long term tenants, all moving out due to this. Sad to see what happened after new management took over just a year ago."
"I moved to Nine90 apartments last year, I can honestly say it was the best decision. Love the area and location, the apartment complex is well kept and clean all the time! Leo the apartment manager, is super friendly and professional. He takes pride on the apartments to make them look perfect! Always is willing to go above and beyond. The staff at nine90 are always working hard to meet standards. I just transferred apartments from a one bed room to a loft , I couldn’t be happier. I love my new apartment. Leo made the transfer so easy and super exciting for new home!! I have a sense of security that my needs will be met with no problem! Not to mention the beautiful views you get from my balcony l! Thank you Leo for all that you do!"
