"TL-DR: Nice units, centric location, overpriced and poorly managed. Long version: I lived in Avilla River for 2 and a half years. The apartment was great and I really enjoyed living there. The location is great: centric and quiet, no noisy neighbors. The maintenance crew was pretty responsive and they always fixed whatever wasn't working. In terms of infrastructure, my only regret of living here is that the AC constantly needed fixing and it never ran efficiently, which resulted on pretty large bills for a 2 bedroom house. Other than that, the unit was lovely. Things usually went smoothly unless you have to deal with management. The price is really high. Although the the location is nice and well kept, it is by no means "luxury". As a matter of fact, the units are starting to show their age. It is about the same price of paying a mortgage for a house with the same amount of square footage than paying rent here, but at least you build equity. Throughout the years there were ups and downs dealing with the community manager and the business office. When I moved in there was a dedicated office for this community which was absolutely terrible. Good luck getting a hold of them. They never picked up the phone, they never replied emails. There was a moment in which they started charging me for not providing proof of insurance in spite of uploading it timely to their system through the website they provide and I had to camp out their office to speak with the manager and fix it. Eventually the Avilla River office closed and it started to be managed by Avilla Marana. With this office sometimes it worked better than others. In general they are better to dealing with than the old dedicated to river team. Unfortunately, with my move out experience, I was completely let down by the Marana office and it soured all the experience. They simply don't have any control of what was going on. I had my move out inspection rescheduled without notifying me twice. When it finally happened, the maintenance guy told me he came and waited for me because the office didn't notified him of the correct inspection time. I also really struggled to get the amount I owed at the end. The front office lady sent an estimate of an amount significantly higher for the last utility bill than what I use to pay monthly, and I had to reach back for a couple rounds to fix it. It has been a month since I turned back my keys and I haven't received my security deposit, despite I provided my new address, which I saw the manager write down with my own eyes when I turned in the keys. Nonetheless, the front office lady claims I didn't that they sent the check to my old address. It is clear to me that they have serious organization and communication issues. I have my mail forwarded, so I would've gotten it anyway. God know where the check was sent and "it hasn't gotten back", so they won't send a new one. It really bothers me that when I call asking about it, the front office lady rubs it off saying that they mailed the check and it is not their responsibility instead directing me to call the corporate office of MEB management. I don't know if or when I will see the deposit back and this is really disappointing. I don't expect Avilla to go out of their way for their tenants, but I do expect them to show professionalism and to own up their mistakes. If you are considering renting here. Do yourself a favor and think really hard if it is worth paying the marked up price and still have to deal with bad, uncaring management. There is a newly constructed apartment complex right besides this, it may be worth looking at it too."
"Raul came promptly and got our AC running again. However, whoever my wife talked to on the phone from the office accused us of not reporting the issue immediately. Why would we sit in a hot house in the summer time and not say anything? We called as soon as we got home and saw it was 84Β° when we have the thermostat set at 74Β°"
"I love being at Avilla. The only problem Iβve had is people using the spa loudly β waking me up β after midnight (several times). Please post the hours for pool and spa use. And if that doesnβt work, you can lock the gate."
"Iβve loved my experience living here! Safe area, great community, pool & grounds are kept clean! Staff & management are always super helpful & accommodating which is rare to find! Property manger Yanil always went the extra mile make sure any concerns or problems I had were handled. Maintenance is also awesome! Really like living here. :)"
