"I had to pray before writing this review about the company. My husband, Myself and our 3 year old son currently live at one of the properties in Marietta GA. We love our community because it’s convenient for us to get to work and the hospital and interstate if we should ever need it. For last 2 years My husband and I have been very unhappy living there. We have noticed a lot changes that have made it uncomfortable to live there. 1. Our refrigerator keeps going out which means that all of our food has been spoiling and going bad and as said right now we are in a cold apartment because the boiler doesn’t work so that means the thermostat doesn’t come on 2. The rent for us is crazy but of course we have nowhere else to go, the unit we have needs a lot of repairs and honestly my husband and I don’t want to be there anymore, but everything is so expensive. As of right now my husband and our son have been ill with the Flu for almost 2 months because they have very low immune systems it takes them forever to fight colds and infections. I have missed days of work to care for them and my husband became too sick to work. He missed a whole week. I had to try to pay the bills all alone until a few days ago. I am grateful for the leasing because they understand us and we have been living there for a long time, because Cohen Esrey can do better with the policy and learn to trust that not everyone trying to live free and want to pay their rent, but sometimes life happens and they don’t have the means at the moment but they will have it especially if they have a full time job. Rent will not go unnoticed or unpaid. We are currently subject to eviction because I refuse to sit in a cold unit with no heat and I just spent my whole paycheck trying to pay some of the rent and now it’s up $2310 now im upset because we paid what we owe and have nowhere else to go"
"I moved into this complex in FL 2 years ago and have had problems since but became manageable. Last year a new “management team” came in and tried to “fix” things but things just don’t get taken care of and now we’re being forced to pay rent online which takes a fee from you. I’ve been paying with checks for the 2 years I’ve been here and now all of a sudden next month they are forcing us to pay online. They don’t care about their “foot print” and lessening waste, I feel it’s much more than that facade. I’ve contacted some sort of upper management to see what can be done and maybe I’ll change the 1 star review."
"Moved in almost a year ago have had nothing but problems since day. One period the day I moved in. They hooked up my washer and dryer, and flooded my Apartment. I had water everywhere. They then hooked up industrial fans to dry out my floors, which were only supposed to be here for 3 days. They left in here for an entire week. Then my sliding glass door didn't close all the way it was left a gap. They didn't fix that for 3 months. My refrigerator had insulation showing in it on the inside. My dishwasher didn't work. My water heater has made noise since the day I moved in. The water pipes make continuous whining noises whenever the water is used Then, when the temperatures were at their lowest they have they have been in years and we were at negative 30° wind chill my heater went out and they left me with no heat for an entire week. I have had nothing but issues with the front office. You can't talk to anybody in there without being asked to leave the office just because you have a slight question for the manager. They have absolutely no customer service skills and don't know how to handle people."
"Moved in this month, they showed us their showroom instead of the apartment we would be moving into. When we did our first walk-through and we noticed a lot of issues with the apartment. A lot of cold air coming in from the windows, bathroom door scraped the flooring every time we opened and closed the door, shower and tub were still dirty, we found a dead bug laying in our bathroom, floors were uneven, ext... We requested the issues be fixed, which delayed our move-in by a couple of days. Then our apartment flooded, which delayed it even more. We had no communication with the property staff we left voicemails and tried to go in and talk to them. I followed the exact guidelines the staff posted to avoid flooding. They main office actually flooded too. I saw in previous reviews that flooding is common. My electric bill was 3.5x more than average because of all the fans/heaters. I felt like I was catfished into a nice new apartment."
"The worst. Obviously they have a trend of taking over properties and running them to the ground. I signed at The Champion at the Bluegrass December 2021. From there it appeared things were turning around, new updates to the property. But then they allowed dirty neighbors that caused roach infestations to move in my first issue in 2022 that took nearly an entire year to clear. ON top of that they never sent a lease violation to the neighbors that caused the problem. 2023 saw our pool only open for a few weeks and then closed for the rest of the summer. NOW they try to call themselves updating the property that hasn't been updated since end of 2021/beginning of 2022 with new locks. Whoever installed my lock tampered with the Ring doorbell camera and accessed my apartment AFTER they installed the lock. This property is hell. 4 property managers in 2 years, 3 assistant managers in 2 years and countless leasing agents. They never answer the phone or emails. So I have to leave work to talk to them. THE WORST. I only resign here because I don't have time to pack up and move during then winter as my lease ends January. If I had a lease that ended in Summer I would have left after the roaches."
