"Please do not buy or build a Rodrock home. You will have nothing but trouble, terrible customer services, and regrets. They do not stand behind their core values. Nor do they value their customers. They will find the cheapest way to fix any issues while your house is under warranty then leave you high and dry once the exact same issue reoccurs. My house was built in 2020. After closing we had issues and were told it wasn't anything major. 1 1/2 weeks after moving in, we moved back out because our main level and basement flooded with sewage water. We had to fight tooth and nail to get parts of our house back to a way we felt save that wouldn't lead to issues in the future. We were called ungrateful, by Kristi, when we would ask for things to be done correctly. Rodrock refused to give us an extended warranty and even tried to withhold our reimbursement check for our personal items until we signed an agreement saying Rodrock wasn't at fault for any future issues related to the flood. That Winter after moving in we experienced frozen pipes in two separate locations. We once again experienced those same frozen pipes this winter with the extreme lows. Rodrock refused to come back out, after giving me their word, and try to remedy the issue. Stating because I refused to let them cut a hole in my ductwork to heat the garage wall, they will not fix the issue. They will not respond to why they will not fix the frozen pipes in a completely different area and have ghosted me. If this isn't enough to deter you, just know, you were warned."
"UPDATE: Kristi and Kyle at Rodrock have since reached out to improve these issues, some now and some will happen at our 11-month checkpoint. They understood our frustrations and were accommodating to take appropriate actions where they could. Some things, like large trim gaps and cracks in the driveway, are not fixable, and that is understandable. We appreciate the following up with us to ensure our experience was more enjoyable. Overall, we love our home. The architecture and floorplan of our El Dorado style home is perfect for our needs and lifestyle. The design session where you get to make your selections was fun and made as easy as possible - my favorite part of the whole process; additionally, Molly is super helpful in ensuring your selections make sense for your home. For future Rodrock new build homeowners, I would only suggest documenting everything, NOT being in a different town/city/state during the build process, asking lots of questions if you have them, noting concerns to your project manager and/or the Rodrock team, and reaching out to Rodrock specifically if you do have issues with your project manager. They'll do whatever possible to correct the situation. My husband and I have lived in our new build for 3+ months now. We moved from out of state (although we are originally from the KC area and familiar with the Rodrock name). We understood living out of state while our new build was going to be finished was going to have its challenges. We were not able to be present at the final walk through because of logistics, but we were assured we would have people there looking out for us and our home. Well, we have gotten to the point of our 90-day warranty check point, and we've noted numerous issues - most of which were denied because the warranty does not apply to "fragile items", "paint touchups", "stain touchups", "driveways", "concrete", "light fixtures", "trim", and etc. We have scratches on multiple windows, several of which have multiple deep scratches (which the window company physically told us that Rodrock should replace), a chipped toilet seat, paint runs, damage to cabinetry, numerous cracks in our driveway, dirty/stained exterior stone, unsealed plumbing in the powder room sink cabinet, trim that was miscut just to name a few issues - all of which were denied. We had a review of the final walk-through list (again, we were not present so we could not add to it) with our project manager, Karen. When pointing out some additional items we were finding that were missed, she said "we can walk through this house a thousand times and you will always be able to find something". If that's the case...fix it. We did not pay this much money for a NEW build only to have to fix the sloppiness and lack of attention to details from your team. And because of that, we are not able to have the warranty cover these items now. This is unacceptable. Additionally, our PM was often sighing when asked to resolve an issue, downplaying the concerns, and/or straight out complaining about doing her job in front of my husband and me, and even our realtor. While there were some positive moments of the Rodrock new build experience, those moments are overshadowed by the amount of work we will now have to do to fix their sloppy craftsmanship."
"Overall not a bad experience. We bought a spec house that was 90 days out and had been sitting for about 2 years. Our struggles with Rodrock pale in comparison to some horror stories with other builders I’ve read. but I guess I expected more for a ~400k house in 2019. I wouldn’t buy/build a house with Rodrock again. The location is 75% of the reason we bought the house, but I was excited about buying a Rodrock house going into this. Your results may vary. Clearly other reviews do, but maybe some of their practices have changed or people Don’t know their windows are leaking. Moving in just as COVID exploded in March 2020 did not help the warranty process, but we got through it. We had dryer vented using a roof vent with a screen in it that their warranty department initially said was a maintenance issue was kind of funny. Thankfully the HVAC contractor just took care of it. Looked like a stocking cap from three months of dryer lint. Otherwise, a few leaking windows, leaking storm shelter, paint flaking off the front of the house, an exposed hot wire hanging in the basement, and a small foundation crack under a basement window were the main issues. Everything but the storm shelter and window leaks were resolved by the contractors under warranty. Three plus years later I finally fixed the leaking storm shelter’s gaps that allow water into the basement. Thank Lenexa almost as much for making this stupid thing a code requirement. Their idea of flashing windows is a top metal channel and a lot of caulking, so keeping up with window leaks will be ongoing until we just replace them with new ones that are flashed properly. Funny thing is that $10 worth of flashing on their part would make almost make me forget about the storm shelter and give them another star."
"What an amazing experience building our forever home with Rodrock - from our initial touch base, to the design, through the build, and even some of the follow up in the year after our build - ALL of it was easy to navigate and encouraging! Our PM Kristi made the experience even better - she represented herself well and Rodrock well. Her knowledge, passion, communication, and follow up was hands down the best part of our experience. If you are contemplating building a home and worried about horror story’s about other builders - Use Rodrock - they are the best!!"
"Mixed experience in all. I like Rodrock, but there are areas that need improvement. There are so many interactions that your mileage will vary. BOTTOM LINE: great neighbors, some great employees, flashy sales pitch, some problems will be glossed over and at times, you will be pressured to sign off. Parts of warranty was less than pleasant. Document EVERYTHING and make sure things are done correctly. Because, fixing construction issues during warranty can make your first year of ownership a little sour. Pros: The people that buy Rodrock homes are great. Awesome neighbors. Architect was good. Designer was insightful. Some problems were quickly fixed. Others, not so much. Cons: If they don't want to do something, you'll get a stinging sticker price. Add-on pricing is not always transparent. A door can be standard pricing and a little upgrade can be shocking. You are rushed to make your selection in 3 meeting days. Flooring - same as everyone else's complaints. Cheap wood and it shows. Cracks, knots, wavy and pealing. They will attempt to fix them and blame the humidity. Some will look okay, others will just look like patch work. Uneven flooring - Pantry and bathroom are humped over. It was blamed on a stiff joist. This was in the construction phase, but dismissed throughout. Later, there were several patches. And in the end, no apology or real attempt to fix the underlying problem. Drainage - mud pit. Eventually fixed. But it took a year and three owners to complain. Messy - Our garage was stained with spilled lacquer without any apology or fix. We were told to live with it."
