"i’ve lived here for a week and i already want out. we weren’t allowed an in person tour just a tour online, so come to find out with move in our walls have a crazy amount of leakage bumps. everytime it rains, it gets worse. not only that but we haven’t had hot water, no ac in the bedroom and we have had 2 maintenance workers out and not one issues resolved. that’s not the only problem though, the workers email EVERYTHING, as if people just sit and scroll through their emails everyday. no phone calls, i’m expected to always check my emails and if i don’t well bam they hit you with a late fee. i’ve been charged over $1,200 in just a week here. DO NOT LIVE HERE!!! HUGE RIP OFF"
"so i just moved out of here after a year-long lease, and i'm going to do my best to share what i consider a fair review of the experience i had. just a disclaimer, the management has changed at least once during the time i was here, so the current management may not be responsible for certain things depending on when they happened. i'll start with the positives. - it's an apartment. it's nothing fancy, but if you're looking for a one-bedroom place with walls and a roof, they've got you covered. the walk-in closet is great, and the ceiling fan in my bedroom was pretty nice as well. - it's a pretty quiet, uneventful place. i rarely heard a peep from any of my neighbors through the walls or anything. might have been because i was on the top floor, so no listening to anybody walking above me. - in winter, if you live on the top floor like i did, your utility bill will be super low because everyone else's heat rises straight up to your unit. i hardly ever used the heat at all. - fantastic location. great area for walking and biking, so much stuff within walking distance. - they have improved the outside of the building quite a bit since i first moved in. and now... the negatives. - no central air. in the summer, i ran that poor window a/c unit into the ground trying to keep my 3rd floor apartment cool enough. even with the bedroom ceiling fan running and the window unit being aimed right at the bedroom doorway, the cool air did not circulate into the bedroom unless i put a box fan in the doorway. that helped a bit. - my fridge leaked, and the light was out inside (there was just a bulb sort of dangling from the socket by a piece of tape?). i had maintenance come out, and idk what they did, but the fridge still leaked and they did nothing with the light. - roaches. they do spray for pests, you'll get a notice on your door when your unit is scheduled to be sprayed (sometimes they don't actually show up on the day it says you're scheduled for though, or if they do, they don't leave anything on your door to signal that they've been there). but seriously. one time i opened a cabinet and a roach fell out onto my chest. another time i was sitting in my room and heard something scurrying around, making enough noise that i thought a mouse had gotten in somehow - nope, just the biggest roach i've ever seen. to be fair, for the last couple months of my lease, i did not see any more insect guests, so maybe the latest round of pest spraying got the last of them? - speaking of maintenance/pest control coming to your apartment... i experienced an incident with someone (i'm assuming maintenance or a property manager, it had to be someone with a key because i never left my door unlocked) coming into my apartment while i was not home, moving some of my stuff around and leaving it out of place (the trash can was across the room, for example) and leaving trash on my stove. i contacted a property manager to try to get an explanation for why someone had come into my unit unannounced and did not have the basic respect to leave my apartment as they found it, and i never got a reply. this incident was fairly recent and occurred under the new management. out of everything, this is probably the thing i am most upset about - both the incident itself and the unwillingness to address it when asked about it directly. very unprofessional. - someone had clearly smoked in my unit before i lived there, so depending on the unit you get, that may be a feature you are getting as well. be prepared for all your belongings to absorb that smell. it's no big deal for the stuff you can throw in the laundry, but for anything else... good luck. - if you live above smokers, you'll probably smell that too. i can't tell you how many times i came home and my whole place smelled like weed that was wafting up from downstairs. overall, i can't really recommend these apartments. if it's in your price range and you just need an apartment, it's an okay place. but if you have the means to do better, i'd advise looking elsewhere."
"My partner and I moved into Maplewood Village Apartments in August of 2020. We moved here because my brother lives here and seems to tolerate it. We, unfortunately, have had a terrible experience. When we moved into our first floor unit, we hadn't even lived there a week when it flooded. This was a normal rain storm incident for St. Louis, and we had around 2 inches of standing water throughout our unit. It ruined the bedroom carpet and warped most of our furniture. The complex paid for people to come replace the carpet two days later (the complex didn't provide alternative housing even though our entire unit was drenched) and they hadn't even finished replacing the carpet when it began to rain and our unit began to flood again. The other first floor units in all the buildings also flooded, so this is not unique to our unit. The complex allowed us (when we pushed) to move to a unit on the 3rd floor. We moved into that unit around 1.5 weeks after we initially moved into the complex. We found bed bugs the night we moved in and proceeded to have a 2 month long ordeal to get rid of the bedbugs. We didn't live in the unit for almost a full month while the infestation was being dealt with, and again the complex didn't provide alternative housing although they did prorate our rent). The complex paid for the treatment, but then they filed the claim under our renter's insurance even though we moved into the unit and the infestation was already there. All units are also infested with roaches, which we saw in both units we have stayed in (my brother sees them too 1 building over). The complex regularly has maintenance people come to put out poison, but it's a complex-wide infestation that needs professional treatment. The management has been putting a TON of work into the appearance of the complex. They've painted the brick, stairs, railings etc. but they aren't treating the structural/internal problems like the drainage issues that caused the flooding (I'm sure this flooding will continue to happen, and they continue to rent units in the flood zone), trash around the units, and roaches. Don't rely on first appearance. These units look nice, the buildings may look nice, but it's a gamble whether or not you are walking into a nightmare. We will not be re-signing our lease and we do not recommend living here."
"Wow! Heard on the radio that a resident here passed away and the leasing manager told his wife & kids they had 24 hours to GET OUT! When the wife asked them to have some compassion and wait until after the funeral on Monday, they were told "it's not our problem!""
"Evicted a family the day after their father died. His was the only name on the lease so everyone had to leave immediately. No compassion. No offer to rent in their name. Heartless deplorable behavior on the part of the landlord. DON'T RENT HERE!!!!"
