"The WORSE decision I have ever made ... AC broke twice , took 6 days for anyone to come out the first time. Took 4 days the second time. Water flowing from upstairs, took 22 hours to come stop the water from running , not leaking. Fridge broke on July 10th , still have not replaced it with a new one as promised. I have been on time every month and have not caused any issues.... Now that I have put in a notice the office " Tosha" calls and all bent out of shape saying I need to be out by this date... Not to mention the main crew ... or the thieves always larking around outside and stealing from peoples cars. I have not had that issue but neighbor has. Do your research before leasing here. TRUST ME! I wish I could give this place a -10 star rating."
"We lived here for almost three years. While we had our share of maintenance issues (primarily AC) management always followed through with their repairs. Do not expect to be in the lap of luxury, but you will find the necessities and the manager will work with you any time you have an issue. There is ample parking, the apartments are decent size, and it's close to gravois bluffs shopping. If you have pets then the deposits and fees are very reasonable. The only issue that I would caution possible tenants about are the office hours. I wish they were longer during the day or even a couple Saturday hours. Overall living here was pretty good."
"I've lived here a number of years and feel like I get a lot for my money. Rent is very reasonable, and the owner and office workers have been good to me. It's also in a very convenient location because it's close to Gravois Bluffs and, as a night owl, I appreciate the 24 hour Walmart. The location is a perfect location because although it's very close and has easy access to a multitude of stores and has easy access to the highway, it's also just far enough away from the hustle and bustle that I can enjoy peace and quiet when I come home at the end of the day. The drive down old 141 is beautiful in every season. My apartment is pretty big, especially considering how low my rent is, and my rent has not increased at all since I've been here. The closet is huge and provides out-of-the-way storage space, and I've really made Park Hill my home. Also, I think it's important to mention that despite the flooding we have had in the Fenton/Valley Park area over the past few years, I've never had to worry about my home, my apartment at Park Hill, being flooded. Its always been safe. It's at a great geographical location and has proven to be out of harms way, even when other homes and businesses were being flooded, my home remained untouched. I'd encourage anyone searching for apartments to checkout Park Hill, as I did and I gained a lot of financial peace, and have been provided with a good home."
"This place is a joke. I lived in these apartments for 3 years and took VERY good care of the apartment. When I moved, I left before the move out date, and cleaned enough so the place would be move in ready for the next tenants. My rent was always on time (which is a feat in its own considering there's NEVER anyone in the office). My AC broke a total of 6 times, each time taking over a week to fix. And that's after reaching someone who would answer the phone in the office. When it came time to get my deposit back I was told it would be mailed. Instead I get a letter stating I don't get any of my deposit back because of a broken blind in the bedroom. They clearly need the money more than I do, so hopefully they can actually fix someone's AC with it or work on the joke of a laundry room they have. Don't rent here, it isn't worth your time or money."
"This is probably the worst place I've ever lived in my entire life. It's amazing I made it through an entire year long lease. They're cheap, which is why I moved in. But that's all it's got going for it. We had bugs immediately after moving in. Tried to control it ourselves but ended up calling an exterminator out-because the lease states your responsible for pest control. They ended up spraying, but stated the place didn't have bugs before me. I'm not sure how that's possible, considering everyone I talked to had the same problem-and you can see them in the laundry room. Speaking of the laundry room, good luck getting anything clean. Only half the equipment works. I don't think the trash inside was ever taken out. and there was a washer there that I kid you not had standing water in it for at least 6 months. The yard maintenance guy is a resident, who broke my window with a rock while weed eating. Office told me it was going to be fixed, but it was like that for 8 months, until I moved out. Then tried to tell me that the guy didn't even mow the yard that day, which is bologna. I spoke to him. His answer? "maybe it was dog poop." There are a couple people who work in the office. The man was nothing but rude to me every time I talked to him. For no reason at all. The woman, who is the manager, is at least kind to talk to. She was the only decent person we ever interacted with. They have an emergency number for after hours which will do you absolutely no good. When the people upstairs abandoned their apartment, the AC backed up so much that the water created a hole in my ceiling and completely ruined my mattress. We called right away because that can't be good for the building structure. No answer. It took almost 10 days to get the damage to my ceiling fixed. I've had to call the police on the neighbors for fighting before. They threw bricks at each other in the parking lot. And you can smell the drugs they're smoking through the vents. Nothing gets done on time if you request it. This should be your last resort. I'm not sure how the place stays open."
