"If I could I would give this place 0 star! Horrible place to rent from. This company will hold half of your deposit even when there is no damages nor they did not clean or paint. They will send you deposit back to the house you rented from. You are lucky to get your deposit back. The house was roach infested. I had to pay for a bug spray and booming of the house once a month."

"Absolutely horrible people. They're thieving slumlords. They do not clean their rentals other than a cheap carpet shampoo, which leaves nothing but grime and grease. No matter how good of a tenant you are, they will still find additional charges to get you for when you move out. Don't think about taking them to court over it either, as they will explicitly tell you they know the judge and will when every time."
"This entire business is crooked, I absolutely advise anyone and everyone to look elsewhere for a rental in Warrensburg. Robin and Rhonda are sketchy, lying, thieving people. First, they rented us a filthy place, 18 SE 130th Rd(carpets full of grime, kitchen floor covered in grease, cabinets and laundry room moldy, windows with visible gaps to the outside). Additionally, their unlicensed and uninsured contractors dropped guttering on my truck, which took them 3 months of fighting before their insurance got tired of dealing with Rhonda and paid me personally. Now that her insurance paid me, they decided to charge absurd amounts of amoney for small damages. For example, when we moved in we had nothing but foundation and limestone showing in the 'flower garden' in front of the house. I, working in excavation, brought dirt and mulch in, raised the grade of the bed, and planted hostas. Helping the appearance of their house. Upon moving out, I took my hostas and left the ~$600 worth of soil I put in it. They charged us $400 for 4 holes in the dirt that I placed for them. Additionally, we paid a $500 fee for our dog. Now, The cats prior to our leasing left fleas, and our dog contracted them. We treated for fleas regularly for our sake and our dogs. She charged us $200 for a flea charge. Again. Not our problem the prior tenants left it trashed and disgusting. This list of complaints can go on for 10 pages if I wanted. But I will add that structural concerns arose while we lived there as well. The foundation on the SE side of 18 SR 130th rd in Warrensburg has completely collapsed under itself, so bad that the floor falls approximately 2-2.5" diagonally across the bedroom above the failure, and has a visible grade break in the flooring. To add, mold was found in several locations. We are not people to gripe or complain, as we understood it was a cheap place to live and save money. But boy, we should've spent money somewhere else thats for sure. Because Robin and Rhonda have made this entire process such a hassle, we feel we should speak out about it. Lastly, don't expect your grass to be mowed but once a month. Please, anyone contact me with questions prior to giving this company an ounce of your business, you're worth more than that."
