Reviews of Argyle On 12th
"I have loved living at the Argyle so much! The apartments are spacious, the windows provide lots of natural lighting, and Michelle, Rick, and all the other staff are awesome!! The amenities are also great, the roof is a great place to hang out/host friends, and the treadmills also have an amazing view of the city. Overall a great place to live!"
"Resident of 2+ years and counting. This complex is truly a hidden gem - great units with big floor plans, large/bright windows, and perfect location. Very impressed with the current leasing staff & maintenance crew as well! The team has put a ton of work into revitalizing the community spaces and has kicked off some resident events this year which was previously the complex’s biggest opportunity. Love this complex and would highly recommend it to all!"
"These are pretty nice apartments. I lived here for the year of 2021 and I didn't really have any serious problems. The noise from others pets can be quite loud so if you can't handle that I probably wouldn't live here. The trash smell on the fifth floor can also become quite powerful, so I would try to avoid that as well. Wils was great at responding to any questions or concerns I had during my time living here and when I moved out my security deposit was promptly returned. The fitness room is pretty much what you would expect for an apartment but the rooftop deck was quite nice. The ATM in the basement was also an extraordinary convivence. Overall I would say living here was quite nice and I would recommend it to a friend."
"Pros: Newly renovated (2016), cheaper downtown KC option (especially by P&L), nice residents, gorgeous and historic building in downtown KC. Rent price was fairly low when I first moved in. The projection room and ping pong table are great amenities to have. It is free to rent the rooftop or basement for parties as well, which is convenient. Cons: I asked about what would happen if I need to break my lease when resigning, and was assured it would be a $400 fee and then I would pay rent until someone leased the unit. In reality, when I had to break my lease, it cost me 3 months rent upfront which is a lot of money considering this is a loft downtown. Even though I gave 1 months notice and payed 3 extra months rent, the property manager started showing my apartment immediately as if he was going to rent it out the day I moved out, oftentimes without notifying me ahead of time. This was very frustrating as people kept coming in as I was trying to pack up and move out. I was usually sweaty while trying to fill up my boxes, and the place was very disoriented so people had to walk around and step over my stuff. I would imagine none of those people he showed the apartment while I was inside of it actually rented it because it was so awkward. Also, while the location is convenient to P&L the surrounding area has a huge homeless issue you will notice if you ever walk out of the apartment. You have to walk by the bus stop where homeless often congregate and be prepared to tell them no when they ask you for money. Admittedly this is not the fault of Argyle itself. Things like the grill and patio furniture never get replaced when broken, which was was frustrating. In summary: I would recommend living here only if you can get a good deal, plan on staying for the full lease, and plan on moving somewhere before the rent gets raised on you."
