"Good apartments for the value. I have lived in a 2 bedroom side unit and a 1 bedroom middle unit. I would say ask to avoid having a middle unit if you can wait. The middle units have annoyances. Both your windows face the concourse area so you can never have the blinds open, and at night, the always-on patio light bleeds through your blinds. Inside there are 3 air vents: 1 that blows down onto your kitchen counter so it blows anything light away, 1 that blows cold air directly down on you while you're wet in the shower, and 1 that blows into the bedroom. The bathroom vent is an obligatory close, and sometimes the kitchen vent needs to be closed too, making the remaining bedroom vent so loud you can't hear the TV if it's in your bedroom. It's just mindboggling vent placement. I have nothing bad to say about the 2 bedroom unit though, other than that it had no pantry. There was an issue last year where a group of criminals were going around to different apartment complexes and mass breaking into cars, and we were one of them. Unfortunate, but it is not indicative of the crime level around here. Other than that, I've never had anything happen to me here. Although I will say, a lot of people are upset that this was supposed to be a gated community, but the gates never worked, so they GOT RID OF THE GATES."

"Property Management has not taken any steps to ensure the safety of the apartment community. There are no cameras to monitor the community, no security to patrol the area, and it does not look like the management or corporate team has any new plans to improve community safety. The rent is decent, but the crime and lack of steps taken to make change have swayed me to search elsewhere for apartments."

"Do not stay at this apartment complex. The grounds and amenities are nice and the rent is cheap, but is not safe and the management of the property does not care as they have no follow through on vehicles getting stolen from the parking lot. There are a lot of excuses and empty promises. The pattern is well known to Grandview police. If you must stay there, read the lease carefully as they are responsible for nothing."

"The apartments themselves are beautiful if you have a newer one. My problem was with the lack of empathy here. My husband had died right in our home before the pandemic started all the beginning of that March. They refused to let me break the lease without so many cost penalties so I ended up staying a couple more months. The problem at the time was I didn’t want to pay the high price of rent anymore or stay where he passed. They did offer to move me out the building, but only when there was a vacancy. First tried to move me to a small one bedroom with a $100 less than I was paying. The one bedrooms were inadequate for my taste. Months later when a two bedroom opened so I could switch I didn’t even feel the desire to move anymore and just waited to my lease was up. I done also had problems with the manager GiGi thinking she is superior to others which I’ve had to confront. I hate apartment management that always have a smart mouth or think you should be spoken to certain ways like your rent don’t get paid on time every month!"

"I've been here since July. I'm mostly happy with my experience so far. I'm in the new phase built in 2019. My apartment seems to be very efficient. My first two electric bills were in the hottest part of summer and were only $85. My last two bills were $68 and $60. Management seems to be on top of everything you need. I had an issue with my bank account and they were very happy to work with me until it was resolved. I had low expectations moving here based on the previous reviews. I will say I'm happy I made the choice to move here. I feel very safe here.I was very worried after never living outside of Lee's Summit. The sense of community is wonderful in my building. Everyone knows everyone and watches out for each other. My apartment is near the dog park and basketball area. Everyone keeps it clean and is very respectful."
