The tenant above me allows her dogs to “waste” on the balcony, which falls on my balcony, the office was notified, but they sent maintenance twice to power wash. Insects buzzing all around. 70 degree days coming soon. I will let that marinate! Sorry can’t do a negative star but if I could."

"Faulkner flats apartment Oxford,Ms Putting ONE STAR IS BEING GENEROUS Do not move here or sign any contract with them if you plan on buying a home or have a possible new job somewhere else or hey if a possible emergency happens and you need to break your lease. You will have to pay 3 months and 2000 on top of that to do so. I’ve never had to go more then 30 days with an appropriate fee for having to leave early at any apartment my husband and I have ever been to. They raised our rent over $200 as well last year as they would have done this year if we didn’t move out so we have frantically looked for a home and finally find one but anyone who knows anything on buying a house, a lot can go wrong so telling them we are leaving too early could leave us homeless. Instead of the office helping or giving options they said tough the supervisor is apparently never in because anytime you request her she’s “not in the office”. We then contact The heritage properties to ask them how they can get away with doing this to people especially in a college town full of young adults trying to get through school and minimum wage in MS $7.25. The employees response is “we don’t base Oxford and Starkville on students living there”  A COLLEGE TOWN You don’t expect college students to be there???? yet all my surrounding neighbors are college students. I’m moving for my job, Im in the medical field have been commuting 2-4 hours every day until we found something. So on top of the stress of buying a house they just added 10,000 to that. Then they have the nerve to ask if we will be moving out sooner then the 3 months.. are you kidding? (Knowing they will have it rented within the week) Do you think I would ever allow you to rent out our apartment we are paying for and get double rent? Nope. We’ve talked to our lawyer and he’s shocked that they are getting away with abusing their power and taking advantage of people in every way. Don’t move here! Oxford is a beautiful place and there’s so many more amazing places to live. We moved during the summer when all the STUDENTS are moving in as well and this was the only place that had any openings. Now we know why!"

"I am giving a one star review because I feel that heritage properties incorporation takes advantage of new residence and ppl needing to move in ASAP. I am active duty and when I relocate to a new location, I am only given 10 days to find an apartment. I toured a two bedroom apartment (Woodland Apartments) and was given a price for rent, I submitted my application the same day. But when it was time for me to sign my lease the following day, they raised the rent almost $100. Courtney refused to give me the price that I was quoted for when I submitted my application. This was at Woodland Apartments in Meridian Ms. I will be filing a complaint with the Better Business Bureau."

"This has to be the worse scam in history. I moved out after my lease was up. Once I moved, there were TONS charges added to my account. Now, I'm not sure why apartments use scare tactics but I don't fear easily. They threaten to start collections if not paid by a certain date. I have no problem paying the charges but I WILL NOT pay for fees for renter's insurance. I held renter's insurance while at the property but yet they are charging me. Secondly, they never return your call when you start to questions their tactics. They become defensive because they can't explain the charges, either. Now, calling the corporate office is ABSOLUTELY useless because they don't answer."
