"TLDR: Overall I recommend this dealer and I'm quite happy with my home, but I wish they'd been more patient and helpful with me as an astute first time homebuyer. I'm very happy with the home I purchased from this dealer and the price point I obtained it at. It was something of an inventory fluke that allowed me to get a lot model at a price the other dealers found impossible to believe. However, it may have been lost on the sales rep that this was, by far, the largest purchase I had ever made. It may simply be a fact of the industry that the process is opaque and standardized in a way that may not put the consumer first. Long story short, I did the legwork to get what the sales agent called "the best loan I've ever seen". I had some advantages financially like a large down payment, but I was disappointed in the research and legwork I had to do. Finding economical ways to get me into a home was not an obvious priority, and was a point of friction at times. A lot of dealers handle various construction costs. This dealer lets you find someone to build out the site for you. This lowers the sticker price, and can save you money if you are willing to contact contractors and have them bid for your job. But it is a great deal of work and stress to do so. The contractors I worked with, provided thru the dealer (like the people placing the home) didn't care to communicate about the job they were doing. I never met the hvac contractor for instance and had I been able to do so I might have been able to point out that the condenser was placed only a foot or 2 outside the flood zone. If you are concerned with things like what trees remain on the site and the orientation of the home I recommend you pay attention to the process. This is a huge purchase and the end result could be a part of your life for decades."
