"The negative rant above initially threw me for a loop, until I reached the dog section and it clicked - “Ahhh, this must be my (former) neighbor!” …There’s a lot to dissect, here, but let’s just say the problem exists between chair and keyboard, *NOT* 440! It’s absolutely true that a management team plays a pivotal role in shaping the overall experience within an apartment complex, which is exactly why 440 on Third is the best renting experience I’ve ever had, by far! Unfortunately, this individual lives in a victim complex. It’s especially ironic to read a tirade about management, because if this individual had put so much as an inkling of effort into managing her two very large, very unruly dogs as she does towards her passion for writing fiction novels, she would certainly not be so disgruntled. 440 on Third is a wonderful, pet-friendly community, especially now that this individual seems to have parted ways. Incessant barking heard throughout the hallways. Aggressive dogs charging neighbors and preventing simultaneous elevator rides. Time and time again, many of us have seen this individual, typically glued to her phone, unleash them to mark and defecate all over the fifth floor balcony, or harass bystanders. I can’t imagine the sheer audacity it takes to publicly defame Nicole and her team for merely being asked to pick up after your own dogs’ droppings in a residential building, but here we are. Just… wow. I was morbidly curious and perused through her other “reviews” and was unsurprised to find a smoke shop (also not permitted) as her magnum opus 5-star review. As for the rest? One-star reviews (including a judge) across the board with everyone else being the problem in her fantasy world. Is it any wonder she wasn’t on best of terms with management? Let’s also clear the air right now about heinous accusations of racism towards management. This is an outright despicable lie, and she should be ashamed for it had she even the slightest amount of dignity. I have multiple friends and coworkers of color who also reside in this community, including maintenance staff (hi Lawrence!), who have never been treated unfairly by management due to race. They are always exceptionally accommodating, exceptionally friendly, and exceptionally available to help tenants with any needs that come up. I often work from home and there’s never been a time Nicole was unreachable. Moreover, her door is always open to encourage us to drop in at any time. Even if Nicole is on a phone call, she doesn’t shoo us away, but apologizes to assure us that she will help momentarily! This open dynamic is completely refreshing juxtaposed to previous renting experiences I’ve had which were riddled with automated ticket systems and lengthy queue times to address concerns. There have been numerous times I’ve ran into Lawrence on the elevator and mentioned something non-urgent, only for him to make time to fix the issue that very same day! Anyway, the location, price, management, and quality of this apartment complex are completely unparalleled in downtown Baton Rouge. The sheer convenience of a second floor gym and living above a grocery store cannot be overstated! In short, the prospects for future tenants are even more beautiful without dog excrement left all over the surrounding fields, and the above review can be completely disregarded as her leaving one herself on the way out."
"The management team plays a pivotal role in shaping the overall experience within an apartment complex. Regrettably, my experience with management was less than satisfactory. While the convenience of nearby grocery stores and restaurants was a highlight of living here, the aging infrastructure of the building, particularly the frequent breakdowns of the elevator was my only material complaint. However, the most significant issue I encountered was with the management itself. Nicole, the landlord, exhibited disorganization and forgetfulness almost ALL if the time, making her one of the most challenging landlords I've encountered. My tenant ledger frequently contained inaccuracies, and Nicole lacked the ability and awareness to rectify these errors, necessitating payment through inconvenient alternative means such as money orders instead of utilizing the portal. She never wanted to discuss anything regarding inaccuracies via telephone or email. Furthermore, Nicole's inconsistent demeanor and favoritism towards certain residents (particularly not of color) who were permitted to flout rules, such as dogs allowed on the rooftop. Many other residents consistently bring their dogs to run freely on the rooftop and they often times don't pick up after them. When I do, I was always approached with what seemed like a rule exclusively for me. Her sporadic interactions ranged from friendly conversations about her personal life to outright rudeness and avoidance. Moreover, Nicole's sporadic presence in the office compounded the challenges of communication and accountability. She is rarely there. Additionally, her failure to honor verbal agreements underscores the importance of documenting all agreements in writing to safeguard against misunderstandings! In summary, while the apartment complex offers decent units at a reasonable price, the experience is terribly marred by the ineffective management practices exemplified by Nicole."
"Moved in right before COVID so I really did not get to enjoy downtown and all the amenities the apartment offered, but my family and I thoroughly enjoyed our time here. Nicole was great and very attentive to our needs. Other than our deposit being returned a few weeks longer than the 30 day deadline, I have zero complaints. I also loved having Mathernes downstairs as well. It seems people are confusing the apartments with Mathernes. 440 on Third is the name of the apartments upstairs. Not of Mathernes."
"The place was very clean. Nice assortment of products & not crowded at all. Prices were reasonable for the area they are in. Good location for workers wanting to pickup something fast after work. If you are in downtown Baton Rouge stop in. It has that mom & pop feel. Very pleasant."
"Walking distance to everything downtown! I love that I’m able to walk to work and Matherne’s down stairs is a life saver!!! Staying upstairs with a grocery down below is awesome. Everyone is friendly and the apartment manger Nicole is so awesome and understanding."
