"4400 is a nice new apartment building. Smaller than the mega corporate owned places, so it doesn't have all the unnecessary amenities that you never use, but are paying for. It's a quiet neighborhood, and the manager, Michael Colewell, is a friendly upbeat manager who responds very quickly to maintenence requests here."

"update 3/8/2024 Decided to update after getting a response from the company. 1. I was at this property last week and the floor tiles where there was a fire have yet to be replaced from over 2 years ago. There is still fire damage to the roof. 2. Nearly all of the green roof section is filled with pet leavings because the policy for not allowing pets on the roof is not enforced. 3. There were cigarette butts everywhere on the roof top and no new signs enforcing no smoking. I can’t speak to the inside of the units because I was not in any. A quick internet check shows the new 5 star rating here is from an employee of the management company. That company is ALSO the same one that has managed the property since it opened, Bonavista. It might be nice if that response was true but unfortunately it seems to only be performative damage control for the real 2, 1-star reviews here. Original Post: I have rented at this property since it opened in 2018 and unfortunately it has only gone downhill since then. Many corners were cut during construction. So, while it looks like a nicely finished building, there are many things that need to get repaired and maintenance has to enter apartments on average once a month to fix or inspect. It turns out that the first owner of the building filed for bankruptcy and had to sell. The new owner never wanted to put money in for repairs according to the head maintenance employee. The first apartment I lived in there flooded after a rain and was “fixed” over a two week period. After I moved to a different unit the apartment flooded again and ruined the new tenants belongings. The roof caught on fire due to people smoking on the roof last summer. I noticed it right away when I came home and called the fire department. It was about a 3 square foot space but they told me that due to the wind and dry conditions the whole roof would have burned within the hour. I called the emergency line for the building and no one answered. They called back an hour later and basically said, “oh, well i’m glad you caught it.” No one representing the building ever showed up. An email was sent over a week later “addressing” the fire but it just asked people not to smoke on the roof. Up until I moved out there were still several cigarette butts showing up on the roof and flicked over the edge ending up on my balcony. Smoking was never addressed again. I was afraid to leave my dog home alone after that. Lastly, in both units I rented, common areas, and a friend’s unit, the ants were out of control. The first few years the previous property manager was great at keeping up scheduling pest treatments and cleaning in common areas and outside. I would see an ant every now and then but never infestation level. After the new manager arrived the cleaning schedule was reduced and I never noticed any pest abatement until I alerted them of the issue. My unit was treated multiple times but nothing ever worked. The infestation was so bad that I was waking up with ants crawling on me and in my bed. I’m a very clean person and there was never any food left out. I finally contacted a lawyer to see if I could get out of my lease but they said with just over two months left, I would be better to cut my losses and just move out early. I’ve been back to the apartment that is now completely empty and there are still ants. Takeaway is that this is a very poorly managed building owned by someone that doesn’t want to put money into it. If you’re okay with paying $2k/month to live with ants and the constant threat of a fire then maybe it’s the place for you."
"Building is infested with bugs. Management scheduled pest control only once out of the entire year. The hardwood floor is poorly installed it has gaps which contribute to drafting and that’s where the ants, centipedes, spiders, and carpet beetles crawl out of. Garbage room had a trail of ants at one point. All of this and they have the audacity to jack up the rent. The location is sweet, but you’re better off paying the same price for an apartment that doesn’t have an infestation problem."
