"Rented for one year in the building connected to office. Some renovated touches in the apartment, great maintenance guy and response to maintenance requests but a severe lack of communication from Korotev team themselves. Multiple problems with parking with korotev. Never replies to your emails and the office is always “closed. Beware if you park in the main lot random cars will park in your spot and Korotev doesn’t follow through with ticketing or towing. Parking lot itself is also in horrible shape, bottomed out my car several times, very uneven pavement, glass everywhere AND they plowed once every 2 weeks in the winter. And if they did plow, they would plow the snow right into the back of your vehicle so you can’t back out! The spaces allotted in the lot are way more than that parking lot really fits."
"The korotev group is the single worst property management company I’ve ever rented from. Calling them a group of slumlords would be too generous. The apartment I lived in was so neglected it was unsafe. The ceiling tiles literally fell down and it took repeated requests for them to finally fix it. The other ten or so code violations took months and repeated calls and email for them to repair. Korotev also has no problem illegal entering your apartment. They will come in outside the business hours that are listed in the lease. Worse than that is their complete disregard for their tenants safety during the Covid-19 pandemic. They tried to show the apartment while that was still prohibited by the city lock down order. I reached out to Peter and let him know this was now allowed. He responded by attacking my character and threatening to charge me for any lost revenue to him. The Korotev Group stops caring about their tenants as soon as they sign their lease. I would recommend renting from anyone else. If you are unlucky enough to have already signed a lease with them you should familiarize yourself with Madison city building codes because they only respond to direct citations to statue."
"I can't recommend renting any property from Korotev Group. I've only been in one of their units for ~4 months but in this time I've encountered: -Mold issues that maintenance has done nothing to resolve -Our ceilings dripping whenever it rains, which we've reported 4 separate times, and had Korotev come "Fix" only for it to leak again next rainfall. - Multiple instances of losing power in the apartment -Places where light fixtures would normally be simply getting painted over and replaced with clip-on lights -Apartment showings with very short notice -Hazardous facilities, including a laundry room washer that had a live bat inside it, resulting in a neighbor needing rabies vaccinations -Upon move-in, each room had a smoke detector, but only 1 actually had a battery in it. -Korotev office rarely was open the actual listed hours -Mice problems in the ceiling (which I can't even access) that were reported, and nothing was done about. Save yourself the trouble and just look elsewhere, especially if you have mobility issues. If you do get stuck renting here, my advice is to: -Document everything possible in case they try to pull a fast one -give a 3 hour buffer before the Office closes because odds are they won't be there -Go offsite to do laundry -Invest in an electric blanket for winter, and a good fan for summer. You'll need them. Good luck to any potential future tenants. Edit with updates: My lease is finally ending with the Korotev group, and they've certainly gone out with a bang. Pretty much all problems from earlier have persisted, with some new surprises, including the water heater not working due to maintenance on the other units, and summer heat so extreme that I fainted for the first time in my life. All the other tenants I knew vacated their units significantly before the lease ended, which may be in part due to the COVID-19 pandemic, but certainly wasn't helped by the conditions of the building. I hope they work to improve their management and the condition of their buildings, but I don't intent to stick around to find out."
"I've rented for almost a year and have only good things to say about my experiences thus far. The unit and building I live in are well maintained. For the location and size of my apartment, I feel it was a great deal. Whenever I had a maintenance issue, it was tended to in a timely manner and seen through to complete resolution. There was one issue in particular that management could tell was really important to me and they followed up a couple weeks later to check in on it. I really appreciated that. I've encountered nothing but professionalism. Communication was timely and effective in all instances. I also appreciated having an online portal to make payments and submit maintenance requests that was easy to navigate and use. There are lots of bad reviews, and I hope this review helps offset that, as well as the many good reviews over the years. Prospective tenants: I would absolutely recommend renting from Korotev Group."
"When we first moved into our apartment they never cleaned the apartment from the previous male tenants. There were holes in the walls and doors. Our bathroom was also covered in mold which they tried to cover up by painting over it. It takes about a week for maintenance to come and fix a problem. When maintenance does come we are not even told when to expect them so would have random guys in our apartment at different times. We also were not given a heads up when they were going to show our apartment so I was awaken one morning to strangers opening my bedroom door. The most frustrating part is that I was storing a box of extra camping/hiking supplies in the basement only to come home on day to find my north face backpack and a bulletin board with PERSONAL photos on top of the garbage can to be picked up the next day. I called the landlord and he "claimed" that they would never throw away my items and suggested that maybe a homeless person got into a LOCKED basement or that someone in my building threw it away. Would never rent from them. You can find nicer apartments around the same price."
