"I'd give it 0 stars if I could. I lived in the building on 203 N Hamilton. This was a last-minute resort for me as I had nowhere else to go and for it being my last resort it was okay, BUT they absolutely SUCK when it comes to fixing things and maintenance in the unit. The place looks run down and very old to begin with so it would have at least been nice for them to try to keep things maintained for us as student residents and I did not feel this was the case at all. I filed multiple complaints about a leak in my room and they came to see it the first time, contacted professionals to "fix" it and then it continued to leak and damage my belongings. To this day my ceiling still leaks when it rains or snow melts and now it's spreading to other spots and they have not come to ACTUALLY FIX THE CEILING. It's extremely frustrating to see this happen when I have been doing my part as a paying resident and they can't even do the bare minimum for me. DO NOT SIGN HERE!"

"We had a positive experience renting from 4 Lakes. Property management and maintenance have good customer service, and consistently took care any issues we had. They also allow you to have 2 cats without a pet application or surcharge, and they will cat sit for you if you are out of town (in our building at least)."

"I am sad I have to give this negative of a review; I lived at the Timberlake Village property for two and a half years and *had* a great experience; the property itself was well-maintained and affordable and the property manager John is a great guy. But: they made it impossible for us to sublet when we moved. We had about a dozen separate applicants apply and 4 Lakes always found a reason to shoot them down, and gave inconsistent rules. "You have to pass a credit check", "Your cosigners have to have the same good credit", "You can't apply via the mobile site". Their sublet process seems designed to be as confusing as possible to navigate so that existing renters are never able to find a subletter. 4 Lakes seemingly made no effort to find misplaced applications or help us and our applicants navigate the system in the event one tiny bit of documentation was not perfectly copasetic. I understand that the company has a financial incentive to prevent subletting, since that means they can keep charging rent without experiencing the wear and tear of people actually living in the unit. I just wish they had dealt with us honestly."

"Given where my apartment is located, the pricing is reasonable. We had a deal negotiated, which went smoothly. The location has wonderful services, and repairs were expedient when ordered. Overall one of the best renters in the city."
