"Renter beware. If you have an issue with your apartment, even though this is a small town, prepare to wait considerable time to get an issue fixed. In our case - a toxic smelling carpet took almost a month to remedy. Additionally, this company does not go out of its way to inform its brand new tenants of any amenities. While it might be "included in the contract", e.g. WIFI. NOWHERE did they even inform us how to access the free wifi. They basically said we had to ask. Great, proactive customer service there. Additionally, the manager, Paul, is quite rude. If you get a hold of Sharon, it's usually a response to the effect of: "....Paul is the person you need to talk to, but he "just stepped out.""
"The basis of any good relationship, especially with renting a living space, is communication. This was the wirst experience I’ve ever had with a landlord. Don’t expect to be able to communicate or have a two sided conversation with this “company”. Their title is very misleading as is their first impression. Very nice, communicative and willing to work with you until they get your signature on the lease. Also, they do not have a repair oerson or company. Nor do they have a cleaning company. They employ college students to do those chores."
"I have an investment property under contract in Winona and as part of my due diligence, reached out to GRMS to get some information about their services and fees. I spoke to Sharon on Monday and Tuesday and detailed the purpose of my call. She stated Paul is the person I need to talk to, but he "just stepped out" both days I called. I never got a call back. My Realtor called and left them 2 voicemails, she never got a call back. The Realtor who is selling the house I have under contract, and who is the one who referred us to this place, called and left a message as well and never heard back. What I was told is that they won't talk to anyone who doesn't already hold a rental certificate. How do you expect someone to make a decision on a property that will require a management company to manage it if you aren't willing to take 5-10 minutes to answer a few questions about your fees and what you do/don't do as part of that fee? This place is pathetic and I would never refer anyone to them. Go to Prime Time Property Management instead. They answered my questions, told me their fees, and went over the entire process with me in less than 15 minutes the FIRST time I called."
"It was hard choosing the rating I had for this place. When my roommates and I moved into our house, we found it very dirty. The floors hadn't been cleaned, the shower head was completely calcified, and my roommate's mom (who was a professional cleaner at one point) found mice feces and urine in our cupboards. Upon emailing him to outline how we were upset at the lack of cleaning done to the house prior to us moving in, Paul told us that the professional cleaners had "cleaned" the house (obviously they hadn't), and complained about how we were complaining about the state of the house, when he had to tweak the lease a little bit for us to allow us to have pets. This was very unprofessional and unfair treatment to us. If he didn't want animals in the house, then he should have just said that, instead of letting us sign the lease and then holding that over our heads as if it's our fault. They were okay with some repairs, though there were still some repairs that they hadn't done by the time we moved out (a broken window, etc). Paul gave us back most of our security deposit, though he did charge us for a carpet in our entryway that was very old and stained when we had moved in. Overall, they were alright, but there were instances where they proved to be unprofessional and rude to their tenants."
