Exactly - I wish I could give 0 or negative stars. Absolutely did minimal for months on my case except for cashing out the check really fast. Stay away. Overall, terrible service. Not not responsive, kept postponing, changing, argumentative, all kinds of delays, terrible. Mr. Phil delivered the proof of service on my court day to the court while I was waiting for my hearing. It was very late, I am yet to receive the subpoena I ordered. I would not use this service again."

"I'm actually impressed how Phil was able to get rid of my non-paying, drama causing, lying tenant out quickly. I did try it on my own and it still was over 5-weeks back and forth with the courthouse but Phil got everything from 3-days notice to the sheriff evicting in less than half of my time I put in. Not to mention the time off I had to take off from work and stress. If you want to get it done and proper, Phil is the man. I did read his previous reviews and though I agree somewhat the frustration others might have had because I went through the same. But I noticed later I was impatient and wanted things done immediately. Everything has a process and a proper way to get it right. Don't take shortcuts. It just leads to problems in the future. As a landlord, I'm keeping Court Services for all my same and other needs. I'll be referring other Landlords to Phil."
