"Scott H. wanted to share a review of Avalon Calabasas 1 star rating The worst place I have ever lived! The Earth has moved under my apartment, and my floors are uneven with bumps throughout the apartment. I have lived here for over a year and this has been a problem since day one! I have asked for the floor to be fixed, which would involve removing the existing floor and regrading the earth below it, which they will not do proactively or retroactively. I asked management to provide me with credit which they will not do. Only three out of four of my bed legs make contact with the uneven floor, so I never really get a great night sleep. To add insult, they offered "foot levels for my bed" instead of fixing the problem, which is throughout the whole, entire apartment. "STAY AWAY. If you value your hard earned money and don’t want to spend all of it on utilities and rent with many miscellaneous “billing fees” stay away. I’ve lived at Avalon Calabasas for almost 2 years before moving out. After the first year, they raised the rent a significant amount and after the second year, they tried to raise it again, by a few hundred dollars. The amenities are nice and parking is not hard to find however. After we moved out, we opted to pay the $225 cleaning fee to have our apartment cleaned, and later saw a $1300 damage charge with no itemization or details. I’ve been trying to reach the billing office every day for almost a week, but since we are moved out, Avalon Calabasas no longer has our calls, not even having a voicemail to leave one. Utilities are not included, and you pay for water, trash, and sewer. Our last month, we got charged over $125 for only SEWER and TRASH. We hauled everything out ourselves for the move and cannot even reach the office to get this resolved. I’ve also had electricity bills over $400 a month, despite living in a 2B2B. It is already expensive, but with the utilities and wifi (which you can only have spectrum) it was too much for us. They are greedy and stingy and will make sure to squeeze every penny from you that they can. They charged us for a full carpet replacement and tub reglazing, despite it being the normal wear and tear. Save your money and your stress."
