College Garden Apartments

"PLEASE READ: The worst management in the world, starting with Jessica from the leasing office. please read this before renting in this place, they will take your deposit 100%. My husband and I only lived 7 months, they don't give us the money at all and they took our entire deposit "for the paint and clean the carpet". The renovated apartments are not renovated at all, they just paint them and that's it. You must also be prepared to live with the homeless, there is no control. BE CAREFUL WITH YOUR CARS: cameras never work, they hit my husband's car and no one responded for that “hit and run”. the cameras are useless and 3 months later after someone broke into my husband’s car at night, thank God he had nothing inside the car and guess what? NOBODY TOOK RESPONSIBILITY NEITHER, because the cameras don't work."

"New management is trying to turn this place into dorms, i.e. renting by room, raising rent $300+ a month, and gating the whole thing off and supplying tenants with clickers that only work half the time for gates that are always open anyway. They towed my car, displaying a current resident sticker, so they could repave the parking lot with no notice, email, or cones saying we would have to give up our parking stalls. The new amenities (pool, business center, and gym) are nice but are open for such limited hours that a working person would have rare occasion to use them"

"No notice that my apartment was entered. I only found out that maintenance came into my apartment (when I wasn't there) to service a work order I had Cancelled (several weeks prior) because they reinstalled my dishwasher rack backwards. You can no longer enter through the main entrance. Packages are sent to the office now instead of the mail box 50ft from my door. Prices are being raised as well as a lot of added fees i.e. for a parking spot. I'm glad my lease expires in May."

"College Garden Apartments is NOT a good place to live. I have had my car stolen for the parking lot in 2015, and last night someone tried to break into my new car. The management company SUCKS, they never answer the phone, they do have security but they patrol only once a day (now thats value), the rent is to high for the value of what you get when you rent here. i have had my rent raised $250 since i have lived here. There are many other places close to Sac State, Don't move to College Gardens!!!!"

"Rarely ever quiet. They always seem to be doing some construction. You hear loud music from an apartment or car almost every night. The walls are very thin, so you can pretty much hear everything your neighbors do. Your parking spot can be easily taken. The only two good things about this place: the river and it's close to downtown."
