"The apartments are beautiful. Unfortunately, they are located in a high crime area with lots of homeless. The security gates do not keep out all the homeless or all the crime. New management is terrible and ill-equipped to handle even the day-to-day running of the complex."
"I lived here for three years, with the first year and a half being great. About a year and a half ago, Pan American took over the property and that is when things took a turn in the wrong direction. My goal is to give a fair and honest review. Pros: -This property is beautiful with some minor exceptions I will get into later. -The pool is a great way to beat the heat in the summer. -Apartments are very large -Maintenance is fast to respond when you have an issue. -Nearby the Tyler mall, food places, and things to do. -Having a garage. Cons: -Management. Read through the reviews and see people speak about how great Sylvia is. Those reviews are very accurate. Sylvia was amazing, but upon leaving, the manager took a down-turn. You will not be able to reach the manager without making an appointment, which is very inconvenient. If you email the manager, she will respond with two things. 1) she will say that she needs to speak to her manager, but she will refuse to give out her contact info ("per company policy"). Second, she will respond in a text message instead of email. Additionally, the manager will make appointments but will no-show up until you call multiple times and go get her. We had a problem with billing once our rent was raised well over 10%. We were billed incorrectly and told if we didn't pay the wrong amount we could face eviction (I still have the voicemail), through we were still within our lease. After sorting it out she said she would "notify management...in the next two weeks" because she had "important" things to do, acting as though incorrect billing was not "important." -Amenities will close with very little notice. The lease will say that they will give you 48-hrs notice before closing an amenity, but this is not followed. I received many text messages at 6PM saying that an amenity will be closed for weeks at a time due to remodeling. -Following the law. Get to know California Civil Code § 1950.5 if you live here or plan to live here. Contained within is your rights as a renter. This was violated several times. When we scheduled an appointment for our move-out inspection, it was pulling teeth to get our copy which is required under law. We were told "the initial inspection is not for you, it is for us," in direct conflict with the law. Although, we did end up receiving a copy after presenting them the law. Additionally, we have still not received our security deposit even though it has been over one month, it is required to be given within 21 days. They attempted to send it to the bank on the 28th day, but that bank has since closed, and per their contract, they were supposed to mail it if direct deposit did not go through. We have not received any notification from them of this happening and have not received the security deposit. - Closure of your balcony. The paint looks great doesn't it? Well, the story of that paint is that residents were told that they would need to remove everything from their balconies for 2 week while it was being painted. However, we were not permitted to use said balconies for over 3 months, including over the holidays. -Trash. Trash used to be so much better, but at the end of the lease, trash was overflowing weekly. -Crime. This area is growing in crime. Meanwhile, the security company that is hired is rare to be seen, and they are only seen at night. To be fair, crime is not as bad inside the complex as it is outside sense it is gated, but that does not stop people from entering the complex. I have seen many people jump the walls. Conclusion: This is a beautiful property and is a good place to call home from a facility standpoint, but the property is incorrectly managed, in a bad neighborhood, and prices are extremely high for the stress of working with this management from the top down. One year ago, there were no vacancies and very few people were moving out, but at the time of writing this, there is six vacancies with more and more people moving out. My advice, avoid this location and look at better areas for less rent."
