"Pick absolutely anywhere else to live but here. This property has been officially deemed substandard by Riverside Code Enforcement case #CE-22-08917. Giant hole under our bathroom due to water damage with termite damage visible. Textbook slumlord situation. They were told to obtain permits prior to doing any work, so of course they patched it over, lol. They currently have unpaid fines, which they absolutely deserve. Their own termite guy told me personally that he has begged the owner Sol Rabin, a Harvard educated millionaire who cares more about his ugly art collection than human lives to do something about that particular problem for **years** and he has refused. Early on we tried to get the shower fixed due to it suddenly and constantly scalding us, were told by the jerk they sent over that there was nothing that could be done and that he has lived here for years and is used to the reverse problem of his water suddenly running cold. He laughed and made a shivering gesture. Look into California's implied warranty of habitability and you'll find that they violate it in a multitude of ways. The water problems can be fixed, but that would cost them money. They sent us in with the inspection sheet alone instead of the correct way of going through with us upon move in. The unit was filthy (sugar in a drawer, dirty AC filters, mess alongside the washer/dryer, dirty lint trap), the toilet was not sealed to the floor, garbage disposal didn't work and kitchen sink was loose to name a few of the issues. They didn't inform us of our right per Civil Code to a move out inspection, they are required to tell you. Instead they wasted time arguing with us regarding the partial rent payment we were legally entitled to make. An attorney walked us through the process for terminating our lease early, get legal assistance if you already live here and are concerned for your safety. I will update this review with more information once I have time after being forced to find safe housing that is in compliance with the law. Summer Meadows is within walking distance from here and for $50 more you get a 2 br 2 ba apartment with double the sq footage."
"Been here for three months. Management is awful. Had our car broken into the first week and they refuse to even answer our emails. If somethings broken they’ll tell you a time frame and then leave you hanging. Management will ignore your phone calls. No roaches in the apartment but several outside past sunset. The maintenance crew is the only shining light associated to management; maintenance guys will actually work with you and get things done. Incredibly disappointed with management. The three stars are given because the apartment itself is nice enough to warrant it and the appliances, when installed, are nice too. Management in the office is the main issue here."
"ALERT: I lived here for 6 months. It is the worst place you can choose to live. There are at least 3 more apartments near here and all are better. Management is careless. Assistant is a 18 year old girl who doesn’t know about the leasing process. She is rude and careless. One of the rooms does not have A/C in 3 bed 2 bath apt. You should take shower with either freezing COLD or super HOT water. Dogs was barking non stop all nights. Never recommend it."
"I've been staying her for almost a year now. The leasing office staff is friendly and cooperative. Maintenance and Repairs are taken care of seriously and are done on time. We had an issue with the hot water supply, which they were unable to rectify after multiple attempts a repairing it. They installed a new dedicated hot water unit just for our apartment. Although I'm moving out, my roommates are going to extend their leases and stay. It's a nice and silent community, with a lot of UCR students and employees. Moreover it's very pet friendly."
