"Going on year 3. Love living here .. the leasing staff and the maintenance staff are great. Dawn ,Quenia and Carol are not only the Arbors oversight they have become friends. They are always willing to help in anyway. They go above and beyond. The grounds are clean and really a very safe place to live!! Thank you making this a great place to call home."
"3 stars* Currently year 3, moved in during covid shut down Pros: Gardners- the grounds always are clean. Strict with parking, so never have to really about a spot being available. Office staff (non-managment) always friendly and willing to help, but they never last here too long.) Regular maintenance keep the facilities clean (except bbq's) Con: New property management that came in before the end of our 1st year. -Less and less amenities as time has gone by as they were taken away or don't work. Which is odd since they raised our rent by $200 a month alone last year, so they should have plenty of money from everyone to take care of everything. >Cornhole was removed after our 1st year > 3 out of the 10 bbq's work. None of them have ever worked at the same time, and many of them never worked at all >Fire pits haven't worked for about a year > Majority of the chairs are broken (see picture) for months now >Laundry room always floods and never know if the run down old machines will be working (see picture) or working properly. Lost plenty of money having to re-wash/dry or buy new clothes. And they point the finger at the company that upkeeps them and take no accountability. Units that do have washers and dryers, the plumbing leads the water to the walkway where it is constantly wet and attracts bugs and bees, especially during the summer. >Spa's inconsistently working. Either jets don't work at all or half work or heat will be out. Or simply gates locked and can't get in. > Gutters are never cleaned at the proper time. Should be done twice a year (done once a year). Right before winter (to properly direct water and avoid flodding areas) and summer (to avoid easily catching on fire from embers, especially in our area). They get so packed that they hang over and spiders love it (see picture) >Tree trimming done at the wrong time. They just did it a couple of weeks ago. (See picture) Seen nest on the floor with eggs and they don't seem to ever touch the ones that are touching the apartments and messing up the roofs (probably contributed why roof leaked), allowing animals to easily climb onto balconies, pine cones have hit me and broke a pot. > Used to have tons of community events. Food trucks, raffles, games, etc... We met a lot of our neighbors during these events and made it actually feel like a community, but that is gone. It was even great for the regular office employees because they would learn our names and greet us at other times, just adding to the community experience. >Last picture of the garbage area is showing how they cheaply fixed the fence and not even fully. Just shows how it feels that the property manager could care less about this place. I'm not sure if this past year having to sign that any moment they could sell this apartment complex has anything to do with it, but it sure feels like it does."
"I am rating based on our experiences living there for 2 years and 1 months. Household maintenance requests were solved timely. The office staffs were attentive in solving our requests. They informed us any change or outside works ahead in time. The management/inspection person (at check-out) explained that per CA rule we don't have to pay for painting since we lived more than 2 years. Overall. it was a nice experiences (off-course we also played by the book rule). We received our deposit balance as expected (they only charged for cleaning and due utility bill- which are fair at move-out). Only things I can say negative- the apartments are old (but reasonably well-maintained) and no weekend maintenance service available (unless you pay out of pocket for weekend maintenance request). And, we loved the views from our apartment :), and we kind of miss it now ! Recommendation to the Arbors management- Please well inform renters about possible costs upon lease breaking and at moving out. I know these are detailed in the lease agreement but people rarely read those through (I did though). Informing people verbally does not hurt."
