"Went to view an apartment and it was bad. The lady did not show much effort into selling the building. She made a semi rude comment about a budget which hadn't been discussed previously. I asked about parking and she said there's a 3 month wait list and suggested looking at local parking lots. When I looked at the actual unit it was a hodgepodge of some things being renovated and others not. The hallway to the unit had 8 broken lamps with 3 of them laying on their side. I left as soon as I could."

"When I first moved to LA, I dreamed of living in a fancy high rise in the heart of downtown. It was more than I could afford at the time but I knew it was what I wanted for my future. Fast forward two decades and I’ve lived here for two years and I still retain the wonder and joy I had when I first moved in. My apartment has an incredible view! My guests are always impressed when I show them what I wake up to. The staff here are extremely kind and attentive. They know me by name and we exchange tidbits of conversation as I come and go. I want to especially acknowledge Mike on the service team for coming to my rescue the other day. I dropped my ring in the sink, a family heirloom, and he was able to fish it out. The way the staff goes over and above just highlights my experience here and why I expect to live here for many years to come."
"I just recently moved out of Pegasus after 3 years here. First year I lived in a studio apartment for less than the full year as I had loud neighbors who would fight and play music all day and night. If your neighbor has a bass speaker, it will vibrate your whole apartment especially a studio apartment. I addressed it with management and they talked to the neighbors, they’d stop and then start a few days later because people have free will and will do as they please. This affected my sleep schedule so my only solution was to move. I relocated to a one bedroom at Pegasus one floor up. I had to pay a large transfer fee (~$1000k) when doing this. I also had to pay for repainting fees (~$100) although I never hung a single thing on the walls of that studio and was there for less than the full lease year. After the second year, my rent increased $200 on the one bed. I did not stick around for a 4th year amongst these reasons. With the street facing apt comes lots of noise. Sirens, fights, police, car racing etc. but Pegasus is located in a safer part of dtla, financial district, unlike fashion district, skid row, arts district etc. Roaches. At the studio I only had one German cockroach come out of the kitchen sink. When I moved into the one bed, I killed 1-2 German roaches a month while picking up dead ones. Driving myself crazy cleaning, having service team recaulk. The building is large and old, there’s giant American roaches in the parking garage in the basement too. Orkin does come to service every Tuesday to upkeep. Elevators. For a large building with 13 floors and ~30 apartments on each floor, only 1-2 elevators work. They have been working on adding more working elevators but it’s a longterm project. Creepy men in the elevators as well if you are female. Food delivery drivers are not allowed up on the elevator (safety protocol) so expect to take multiple trips on the elevator to claim your food from the lobby. And if you’re a girl wear a hoodie or come in contact with creepy men on the elevator trips. There’s a laundry room on 3rd floor that I used frequently since the 2 and 1 washer dryer in my apartment took, not an exaggeration, 4 hours for a micro load of clothes since it’s 2 in 1, hot steam dried. Thankful for that laundry room on 3rd floor but again this includes more elevator trips carrying a heavy laundry basket. Not a great experience. Sometimes people will leave their wet clothes in the washer all day so there will be no available washers to use. Washer and dryers break down and the washing machines are serviced by a company outside of Pegasus so this can take a few days to fix as they have to send someone over. Mailroom is safe and secure, the concierge do a good job of accounting for packages and locking them up, never had an issue like I’ve read on other apartment sites. Parking. When I first moved here there was not enough spaces for everyone so I used an app called Spot Hero to find a nearby garage. Parking is compact as it’s downtown, they’re trying to fit as many cars as they can within the structure. I ended up scraping my car on the poles in the basement so be cautious if you have a larger vehicle. Leaky pipes drip goo on your car in the basement as well, these are harder to fix as the high ceilings and amount of pipes. Cleaning. I moved here 3 years ago during covid and after 3 years the cleaning has greatly gone down. The elevators used to be mopped every morning and night. No longer. Everyone here has a dog too so there’s usually dog urine in the elevator. That will get cleaned eventually but the floor is just always gross. There’s trash left in front of the door of the trash chute and lately people move out and leave their belongings behind in the hallways. The carpets in the hallways are old and smell too. The pool was nice and a main reason why I stayed, all the amenities on the roof are the best part of this place. But sometimes people bring their dogs up there to go to the bathroom, don’t pick up after them or let the pee linger and it ruins the experience."
"I've lived here for a year and have had a universally great experience. The complex is clean and tastefully decorated. Front desk staff and concierge are uniformly friendly and helpful (one of the concierge staffers sometimes even brings my largest, heaviest packages up to my apartment for me). My unit faces in interior courtyard, so it's surprisingly peaceful/quiet with the windows closed-- no street noise at all. I've made good use of the metro access (it's a 60-second walk away). Every time I've put in a work order, maintenance responds quickly -- added bonus, they're also friendly and helpful. The building offers composting and recycling, and I've made good use of the rooftop gym. The glassed-in gym is my favorite amenity here -- I've watched sunsets and sunrises and rainstorms roll in from the treadmill in there. My friends have enjoyed having drinks around the fire pit and couches on the rooftop, and I even hosted a Friendsgiving in the kitchen area on the rooftop. Five stars; I highly recommend living here."
