"We've been here for about 4 years now and we've never had an issue , but now that management has changed multiple times within a year it's going down hill. And this Covid19 issue isn't helping one bit. The maintenance team before was awesome in getting things fixed in a quickly manner, but this new guy Marco. We have had to many issues he is ridiculously rude and un apologetic. He should be more than grateful he has a job and just do what is asked of him."

"This is an apartment complex that you want to avoid at all costs. This place was all bad news and headaches my entire stay there. I should have listened to all the bad reviews but my roommates and I needed a place to live before the school year started. This place is over priced and you pretty much get nothing in return. The apartments are tiny and the walls are paper thin. All you can hear all day and night are little kids crying and screaming. Its so hard to believe that at an apartment complex there is not a dedicated landlord but that is the case here, there are only two workers present Tuesday and Thursday (which are not helpful at all). The apartment was insect and roach infested and that is the case for most apartments in the complex. As soon as our lease was over we were more than happy to leave. Before moving out we requested a walk through with management but they told us that they were really busy and that we can move out without needing one. Being trustful students we left that apartment cleaner than when we moved in and trusted that Olive Tree would do the right thing and return us the security deposit. For 4 months we heard nothing back from them until we received a collections notice from a debt collector on behalf of Olive Tree. Olive tree failed to notify my roommates about these so called "damages" that we caused the apartment and directly sent this bill to collections agency (whom threatened to affect our credit score). Trying to get to the bottom of this dilemma we contacted Olive Tree thinking that this was some kind of clerical error but the "leasing specialists" were not helpful and rude. Jessica, the "leasing specialist" was rude the entire time and said that it was no longer a matter that concerned Olive Tree and we would have to deal with the collections agency. When I notified her that my roommates were the ideal tenants ( we always paid rent 3 months in advance) she told me that it didn't matter and she didn't care. I asked to see the proof of these damages that my roommates and I caused she told me to take my issues to the collections agency. When I told her that I was speaking to the fair housing council of orange county she became even more rude and told me that when can take it to court but that we will lose. In the end my roommates and I decided to bite the bullet and pay the collections agency in hopes that it would not affect our credit score and because as students we have no time to take it to court. I didn't even know that apartment complexes like this existed. DO NOT LIVE HERE!"
