"I'm a current resident, and I'm updating my reviews after lease renewal for whoever is considering moving in: - Maintenance team (Chris) and staff are nice, helpful, and friendly. - An 8% increase on base rent offered upon renewal (originally 10%, but that's above the allowable rental rate increase). - Fire alarm went off 10+ times in the past year (I can easily find at least 10 emails about it, explanation, apologies, etc.) - EV charging rate increased more than 100% (from $0.22/kWh, $0.35/kWh, to $0.5/kWh in a year). It's absurd that I pay more to charge at home than at a Tesla supercharger. Also, Avalon set the charging rate, not the vendor - this is stated on the receipt. - Property manager would not respond to call request or email, I reached out to him in May regarding similar concerns as well and never got any email/message/call reply. - Maintenance team now down to 1 person for months. Fingers crossed for no emergency. For everything I said above, I had tried to communicate with the office and the renewal team, but unfortunately there hasn't been any solution or even a response."

"Definitely has some of the biggest bedroom sizes of apartments in LA. Most places you cannot fit a kings size bed comfortably! Also the staff is very responsive and friendly. Specifically Chris and Romeo. Chris works on the maintenance team and is super quick with tasks and really is just the best dude. Romeo works in the leasing office and helped me out soooo much when i was moving apartments- super friendly and funny! only complaints are the fire alarms. they go off at the worst times and are happening constantlyyyy! Also the light in my bathroom is only turned on by movement so everytime i shower the lights turn off and it’s scary lol i have to jump out and dance to get them back on (sometimes with a face and head full of soap). it can get frustrating but regardless phenomenal maintence team!!!"

"Ive been part of the Avalon Community for almost 2 years. Christopher has been super helpful with all my maintenance request and always makes sure the issues is resolved before he leaves. On top of great service he has great communication and is super kind! I am so glad Chris is part of Avalon’s team! We need more people like him!"

"The positive is that the maintenance team is very friendly and responsive, and everyone in the leasing office is very polite and helpful! Unfortunately, the building-wide fire alarm falsely goes off at least twice a month. Sometimes multiple times a week. This has been a problem for nearly a year and they seem incapable of fixing it (even though they claim to have fixed it multiple times). It's just an unacceptable issue and frequent enough that it makes it miserable to live here. You never know when it will go off. It has gone off when I've been in the shower, when I've been dead asleep, when I've been on work calls, and when I've been trying to fall asleep. All were false alarms. There has actually never been a real fire, but we've had at least 50 false alarms in my time here. They give a different excuse every time, if they even acknowledge it at all. Most of the time, they say nothing."

"The maintenance staff at Avalon is the best! Both Chris and William have incredible response times and always go out of their way to help, and fix up even the smallest details. When my AC wasn’t working they not only contacted the company and set up the appointment to get it fixed, but also brought and set up a temporary window AC to keep the apartment temperature cool until it was fixed. They’re both very friendly and welcoming to new members of the building, making sure that any issues in new apartments are resolved immediately."
