"**Background:** I moved into the apartment in 2020 before MG Property took over, and the transition was smooth. However, things drastically changed after MG Property acquired Los Positas. **Pros:** Initially, the property looked appealing, giving off a nice facade. **Cons:** 1. **Hidden Charges:** Upon moving out after three years, I was shocked to receive a bill of over $2,000 for painting, carpet replacement, and cleaning, despite leaving the apartment in good condition. 2. **Unreasonable Inspection Fees:** Be cautious as they charged nearly one month's rent for the move-out inspection, which felt exorbitant and unfair. 3. **Poor Maintenance:** The overall maintenance of the property deteriorated under MG Property's management, leading to an unhealthy living environment. 4. **Water Quality Issues:** Throughout my stay, I frequently encountered dark brown water, which is not only aesthetically unpleasant but also raises concerns about health and safety. Despite repeatedly bringing this issue to the management's attention, their response was inadequate. The maintenance team they sent was unprofessional and merely attempted to cover up the problem rather than addressing it effectively. 5. **Parking Issues:** They charge you for parking space for your second car, and finding street parking after 4 pm is nearly impossible due to limited space. **Action Taken:** I am deeply concerned about the water quality issue and intend to take this matter seriously. Action will be pursued promptly to ensure the health and well-being of current and future residents. **Recommendation:** Based on my experience, I highly recommend avoiding this property and never considering it as your HOME . The combination of hidden charges, unreasonable fees, poor maintenance, parking issues, and water quality concerns makes it an unsuitable living environment. ---"
"Update 2/27/2024: The office has taken in our concern for our cars. They did put cameras up; which I am thankful for. Since then, no problems. (We still had to take ours down). The dog park area is now getting cleaned. Not as many dog droppings as before. The cost's, as I mentioned below, are still the same. The Spectrum one is really such a pain, since we do not use it, but still get charged. And when we did use it in the beginning for about 3 months, the Wi-Fi always had an issue. (Sept. 2023) It has it's ups and downs. Of course, the amenities are great. My kids love the pool. The overall area is nice (when the gardeners come). The mini dog park is a plus, but some owners like to leave their dogs droppings (I call it a mind field). However, we have had more downs. Our tires have been flattened, three times to all my 3 cars, and with that I have had to call the sheriff a few times as well. Tow stickers have also been put on my cars, and not from the office. Somebody took pictures of my cars and sent me a letter stating to move the cars. FYI, parking is scarce. We have our own designated spots ($100 additional per month). Security is very minimal; probably does a drive by once a week. So I put cameras inside my apartment, facing my cars, and been slapped with a notice to take them down. The office knows about these harassments, but still nothing has been done in regards to safety around the parameters. That is why I put cameras up. The Clubhouse does have a pool table and work office, but closes everyday at 10pm. Not to mention, there is a mandatory $75 monthly Spectrum fee, even if you don't use it. When it rains, puddles form on the stairs and walkways. The water in the apartment is always yellow. The office say they flush the pipes, but that doesn't work. So like I mentioned, for me, it has its ups and downs, mostly downs. These are the most expensive and problematic apartments I have ever lived at. $50 per pet monthly $75 Spectrum fee monthly (mandatory) $100 per parking space monthly. If not parking is a hassle, especially if you get home around 5:30. $5.25 service fee monthly just to have your rent bill sent to you (mandatory) $$- if you opt in having the rent automatically taken out of your bank account (I pay by check, so I am unsure of the cost) $3.50 pest control monthly (mandatory) *Most expensive; most problematic*"
"Very pleasant, very knowledgeable people. Ellen was very professional very helpful with a big smile. The property is absolutely beautiful and well maintained. Management is very attentive to any needs and attends to maintenance request within 24 hours or less. Love all the amenities on the property. Dog park a huge plus."
"If you value your money and how you’re investing it, then I strongly encourage you to consider another option for your future home. This place will flood your tastebuds with a saturating distaste that leaves an ever so discomforting aftertaste residue! My most recent experience with their flawed management style pertains to cameras. They allow tenants to place video cameras and aim them at the apartment balconies and windows of other apartments. pics attached to this post. When we expressed our discontent for this behavior, the onsite manager as well as the Southern California regional manager from the parent company, MG Properties, refused to do anything about it. Their response (both of their responses) was: “our hands are tied, there is nothing we can do about it”. The landlord and owner of the apartment complex claims there is nothing in their lease or in their business practices that permits them to stop another tenant in the complex from breaking California, Ventura County and U.S. Constitutional law. Living on the 3rd floor of a building, it is my expectation that I could have a “reasonable level of privacy” whilst prancing about inside my 3rd floor apartment. I certainly don’t expect that privacy to be penetrated via a surveillance camera that the onsite property management team along with their parent company MG Properties have provided a blessing to another tenant to procure and install. Their prized staff member, Tracey, wrongfully had our vehicle towed off the property, then we asked about whether she knew anything about it, she lied to us for hours. She said she didn’t do it, she didn’t know anything about, she had nothing to do with. She said the property management team does not call towing yards to have vehicles removed, the tenants do that. She said the tenants of this community (Las Positas Apartments) have the right, and are encouraged, to call a towing company and have another tenant’s vehicle towed off the lot. The management team and MG Properties share a flagrant disregard towards this and abhorrently refused to accept ownership of the wrong-doing in fact they supported this negative behavior. They refuse to mitigate the situation, accept the fault of their star employee or even own up to agreeing to the wrongdoings of this event. Then there is the smoking. This place claims to be a non-smoking environment with smoking being disproved of, frowned upon and furthermore: banned. But this is simply not true. I’ve met with some of the newest tenants of this complex on the day/days of them moving in. Over the past month, I’ve met with at least 4 different people that on the day of them moving in, they smelled disgustingly of cigarettes and the piles of cigarette butts are growing larger. Then there's the fecal matter. Neighborhood pet owners bring their dogs to our dog park and allow them to poop both within the park as well as outside of it. Some of them will pick up after their pet but most of these stragglers do not. They bring their pets here and let them poop wherever they want, then they just keep on walking by. I have even emailed the president of MG Properties along with the founder and their top chief officers. Not a single one of them has shown an interest in resolving any of these issues. It's almost like it's clearly supported all the way at the top. So, in summary; if you’re looking for an illicit environment where you can break the law, be disobedient and otherwise wreak havoc on other people’s lives; then welcome home – you are clearly enveloped with a warm embrace by the property management team and their parent company MG Properties. But if you’re seeking a quiet, smoke-free, safe environment with a management team that is here for you and that is backed by a professional, well thinking parent company. Then don’t waste another second of your life considering this place. You will regret it for eternity."
"Wolf in sheep’s clothing is the only way to describe this property. Stay away! Stay away! Stay away! Comments about them draining you for every penny possible is an understatement. Current resident here who has overlooked multiple discrepancy to including receiving keys to my apartment on 24 July but being charged prorated rent from 23 July, being charged an extra $50 buck on rent multiple times for not having renters insurance when I actually had renters insurance and being reimbursed later, unexplained charges like trash fees that can be $11 one month then $30 the next month that add up to an extra $100 dollars attached to rent. All of this I was willing to deal with for convenience and the fact that I actually did like the space itself. I am an Active Military member who recently received very short fused temporary orders for assignment to Africa which is not uncommon in my profession. The same day I received my orders I turned them into the leasing office with my intention to break lease document they provided. The military gave me two weeks to handle all of my family affairs and report to my assigned station. With a million things on my plate to handle prior to leaving my family I was told that I did not have to pay the $300 for breaking my lease due to having orders but I am responsible for paying $3500 a month until they are able to lease the apartment or I find someone myself to pay the rent although I no longer reside there which is no fault of mine. I was told by the staff to tell my Commanding Officer that he need to change my report date so I could continue to pay rent. After realizing that attempting to handle things with the staff will continue to be a dead end I requested to speak to someone higher in the hierarchy. I was given a number and told I could contact them but they normal kick things back to the property manager and they aren’t willing to work with me. As a military member, I was always aware that freedom isn’t free but I never imagined it would cost me $3500 a month for an apartment that I do not have a lease for until another tenant moves in. Still in total disbelief, I have never experienced this in 19 years of service."
