"Bayani is the best! He’s friendly and thorough in helping fix our sink. I felt assured knowing he came in right away to assist us. Very knowledgeable about his job with great skills, he is an asset to the Bachenheimer/Modera team. He deserves a raise in my opinion! Thank you again!"
"Area is nice and overall has great amenities, however, they are not even open past 10 pm. The communication from the Modera staff has been disappointing as I have been trying to contact them about various problems around (cabinets are broken, no space to study, leasing offers, etc.) and they never respond even though they have their hours listed and should be able to get back to me with even just a short response. Modera also has some very nice amenities such as the study lounges and the desks that have been the main source for why I chose to rent here. With the especially insane prices we are paying, you would expect that these public spaces would be available for use for most of the night, yet we are forced not to use the amenities after 10 pm. As a current student who needs these places to study, and has a reasonable schedule of my own, it is assumed that for my insanely high rent I should be able to have the space that I feel comfortable with to do my tasks without complaint and hassle from the nightly security guards. They recently even told a whole group of friends to stop using the pool table at 11 pm, which as many should know is the peak hours that college students would want to use these amenities that are part of our rent. These other students weren't even being disrespectful, rather they were quiet and just wanted to find a time to relax and play some pool after a long and tiring day. Not only is Modera completely not transparent with these so called curfews when going through the leasing tour, but they also charge incredible expensive fees. One fee to note is their "trash fee" that cost over $60 for twice in one month (total $120+ a month). Considering that their trash pickup is not even during the times they list and doesn't even come by every day, it is insanely crazy to think that just taking out the trash a couple of steps is work $120+ a month. Insane hidden fees and completely not worth the service they have given to us for these ridiculously high prices they've been charging. Lastly, another thing to note is that the security guards that they have hired have been rude and not even doing their job. With the desk in building A being one of the best places to study with the chairs and lighting, it's not surprising to think that students would use it to study when it's open. Not only have I seen the nightly security guards blast their music and watch TikTok and FaceTime during their nightly shifts to "ensure safety", but they have the audacity to take pictures of us and tell us to leave the building even though it is a public space that is quite literally the entrance to the building I live in. Not only were me and the others deeply annoyed and uncomfortable from them taking pictures of us, but we were confused as to why our presence/absence would make any difference to Modera as all we were doing was sitting quietly and minding our own business with all of the homework we have to do. Absolutely insane that I have to write this out for Modera through Google Reviews in order for them to reach back to me on all of their problems. If you are thinking of renting from Modera please think about everything I've listed above and perhaps choose a place that actually cares about the requests of their residents."
"Amenities and study areas not as advertised. We were never informed of a “curfew” for the study space and were told to “evacuate the area” by security. First off, we weren’t bothering anyone and were just studying for our midterms. Second, they started taking pictures of us for doing nothing but studying even though the securities don’t do anything but sit around. We, including many residents that can attest to this, have been kicked out from not only building D’s study lounge but also from using the table in the leasing office. I get that it could be for safety reasons but don’t advertise study spaces/lounge if we can’t utilize them late. Students stay up late to study or do any work they may have but then suddenly told to leave? Where would we go to do our work? I’m genuinely disappointed with the amenities and experience with Modera. Their response time to email is nonexistent as well. Really disappointed with the lack of communication and amenities."
"Overall pleasant experience living here. Facilities are nice and new. Everything is convenient to use. Downs sides are the struggle during the lease signing process and package dilivery to the unit."
"I’m a delivery driver and I delivered an order to this residence and they gave me the hardest time following my customers instructions. I guess they could have had issues in the past with other delivery drivers but it’s all about transparency. I went to the intercom to look up my customer and the unit wasn’t listed I reached out to the customer on my phone to see if possible he would come down he said he would open the door from up stairs and to go to the leasing office door, After three failed attempts a guy by the name of Alex told me I had to tell the customer to come down, I explained to my customer Alex told me the door was unlocked so I entered the building Alex was sitting at the table the whole time while I was trying to figure out how to gain entry or drop off the order, I look for the elevator and walked out of the leasing office as the elevator came down the customer said he’s coming down I decided to ask for his name and I guess I got that name wrong because he laughed at me, I questioned what was funny he explained I got his name wrong, I said you could have just corrected me instead of laughing at me. I proceeded to wait for the elevator and I hear heels stomping and here comes Ana Trulio and states she’s the property manager I couldn’t get her name she didn’t have a badge on I had to look up her Facebook and LinkedIn profile to find her name and she was very aggressive and told me how can she help I looked at her and smiled I’ve been assisted she heard everything that happened, customer grabs his food he looked frustrated because he’s having to come downstairs because of how the building is being managed. This lady then proceeded to tell me I can leave now basically kicking me out rushing me as if I was a security risk. For somebody like myself who is also in the real estate field I would never want her managing any of my properties she seems as if this could be her first manager position and it’s gone to her head. For any further residents beware of moving here and the issues you may have to come across when it comes to grocery or food deliveries."
