"You should expect high garbage fees. The building has low occupancy, so every month the shared utilities would get higher and higher. Garbage alone is consistently over $100 per month for two people. Extra fees will also pop up. Previous management took our renter's insurance. New management added a monthly $15 fee. After a slow, lengthy back and forth, they finally checked and agreed it wasn't expired but said that we had to use a PO address instead of our apartment address on the renter's insurance - even tho that address was accepted for the first year? Also if you live in the north side near the postal building, expect white light to fill your apartment every night and if you work from home, constant truck noise starting early. I found the new management overall frustrating and not resident friendly. One good note to end with, if Bruce is still there, he was great."

"Felicia at The Moran truly exceeded my expectations! Not only did she give me a professional and thorough tour of the community, but she also followed up with me afterwards by sending video clips of specific areas I was interested in, creating a virtual tour experience even though I couldn't visit again in person. This kind of thoughtful follow-up and proactive gesture is rare and really impressed me. It shows that Felicia genuinely cares about helping potential residents find the perfect fit, and it definitely added to the appeal of The Moran for me. I was already impressed by the facilities and amenities, but Felicia's professionalism, kindness, and helpfulness pushed The Moran to the top of my list. Thanks, Felicia!"

"I lived at the Moran for about a year and it is definitely a hidden gem. The rent was a great deal compared to other apartment buildings in the area and it’s really close to bart, Fox, Paramount, lake Merritt, etc. The staff is great and super friendly (shoutout to Kenia and Bruce!) and are really helpful when I needed some maintenance done. I would say the one compromise is that the apartment is across the street from a USPS building so you might hear the morning commotion of them loading their trucks if you live on that side of the building. Overall though, it’s a great place to live and highly recommend."

"There is no such thing as a perfect apartment complex, but The Moran gets pretty darn close. The building is quiet and there are so few people around, sometimes I forget I am not the only person living here. My apartment is wonderful with high ceilings, new appliances and in-unit washer and dryer. Any issue with the apartment gets resolved by maintenance in a timely manner (very fast) and Kenia Barrera who manages the property is always there to assist with anything I need. Like I said, it's not perfect here, but Kenia and the maintenance staff work hard to improve the living experience here everyday. If you are new to Oakland like I was, this is a perfect place to move into to get you started with your Bay Area experience. Extra Pros: -Clean well kept and awesome gym, game area (billiards and ping pong tables) and lounge areas. -Building feels safe. -Free coffee in the lounge every morning (mon-fri). Cons: -Parking costs extra and the street parking is unpredictable. -Very little units with balcony access."

"Living in this building has been a wonderful experience. From the moment I moved in, I have felt right at home. The building is well-maintained, and everything is always clean and in excellent condition. The facilities are top-notch, and I've never had any issues with anything not working properly. But what really makes this building stand out are the people who work here. Bruce and Kenia are simply the best. They go above and beyond to ensure that residents are happy and comfortable. They are always available to answer any questions or concerns and are quick to respond to any maintenance issues that may arise. Living in a building with such dedicated and friendly staff makes all the difference. Bruce and Kenia truly care about the well-being of the residents and work tirelessly to ensure that everyone is happy and satisfied."
